The bedrooms are made up of: Bedroom 1 - With super kingsize bed with Freeview Smart TV and en-suite with spa bath and toilet; Bedroom 2 - With zip and link twin beds (can be super kingsize on request), Freeview Smart TV and en-suite with walk-in shower and toilet. Oil underfloor heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. Front garden with patio and garden furniture. Private parking for 1 car. No smoking. Sitting pretty in the outskirts of the small North Norfolk village of Swanton Novers, Bell House and the Stables at Bell House have everything you need for the perfect getaway whether you are seeking something large and impressive or something small and perfectly formed. Formerly an inn, imposing Bell House would be best described as a manor house property and accommodates up to twelve guests in six bedrooms and boasts an impressive three bathrooms, one of which has a spa bath. This makes this a great escape for couples travelling together, two or three families wanting to relax with company or indeed three generations planning an escape to remember. There is much to love about this house, not least of all the Jacuzzi in the private garden, which is the largest one available and offers somewhere special to relax. With a small snug, which has the TV in it and a large living room, with quirky bespoke made metal elephant heads on the wall, this impressive property also has a formal dining room, which is perfect to gather around and raise a toast to old memories while making new ones. The outside is just as special with two and a half acres of private land featuring a small orchard, a wild flower garden, croquet, boules and other outside games. This has been the owner’s own much-loved family home and it shows. It is lived-in luxury, which means that everything is set up for a comfortable and enjoyable stay.

Lovely furnishings, bed linen, towels etc but there is no bath mat supplied - essential as the shower is slow to drain - an iron but no ironing board, no handwash, no dishwasher tablets and no welcome pack as stated on the website. We arrived quite late to no milk so even a cup of tea wasn’t an option. Tea bags were provided but they were awful. However a lovely bottle of wine was chilling in the fridge. Two couples on a Monday to Friday stay. Not the easiest place to find and no real signage but after calling the number given on the info a very helpful man came to the rescue.There is everything you could need to make your stay comfortable our only complaint was the sofa . Four adults and a sofa that you could just about get three on, this meant that two of us sat on the two additional dining chairs in the evenings.A lovely place to stay , with another sofa or a couple of armchair and if would be perfect. This is a modern, clean property which has been finished to a high standard and is well equipped. Although there are no amenities in Swanton Novers the property is conveniently located for Holt, Wells and coastal villages such as Cley and Blakeney plus there are several decent pubs nearby which serve lunch and dinner. There are plenty of walks from the door around the village and surrounding fields but you will need an OS map/app to find these as there is no information in the property. The property was perfect for us as a couple but two couples would struggle for a week’s stay here as the second bedroom is small and there is no shower in the en-suite of the main bedroom plus the sofa, although very comfy, only seats 2/3. Therefore we feel it is more suitable for just one couple or a family with two young children. As mentioned by previous reviewers there are improvements that could be made to the property, nothing major just a few niggly things that if the owners lived there for a week they would probably realise. For example there are no towel rails so nowhere to hang towels to dry after a shower, there is an iron but no ironing board, a washing machine but no airer or washing line to dry clothes, no shelves in either bathroom so nowhere to put toiletries plus the underfloor heating, although very efficient, is extremely complicated! However the main bugbear for us was the lack of curtains/blinds in the main living area. Not so much a problem in summer but this time of year when it’s dark and cold at 4.30pm it’s nice to be able to close the curtains both for privacy and heat retention. Despite this we had a lovely, relaxing stay and would recommend to friends and family. Customer 7 (23 November 2023)

Accommodation was lovely, location was perfect. The reason I give it only 3 stars is because it's blatantly obvious that the owners have NEVER stayed in this accommodation. A lot of basic utensils missing (no tongs, colander, pan lids, placemats, bath mats, hand soap, ironing board, clothes airer, trivets etc.) Only wooden spoons in the kitchen (huge germ magnet!) If you don't like spiders I highly recommend you don't stay here, as there are cobwebs everywhere (under the kitchen cabinets, the ceiling, the shower etc.) I understand the ceiling is high, but when most of the ceiling and the walls are covered in webs I'd expect something to be done about it. The blind in the guest room is being held on by a few bits of duct tape which you have to repeatedly stick back on. If you are staying here with a dog, please note that most of the doormats have a strong urine odour which caused my puppy to try and *** on them several times (never successfully thank god) so I did end up putting these outside. Lovely accommodation with a good selection of kitchen equipment. A shower in the main en suite would be much better and hand soap for toilets or kitchen would have been appreciated. The garden is quite small for two dogs but luckily took ours to the beach to wear them out. Very contemporary accommodation with practically everything you need for a Norfolk break. Only a couple of things that could be added to make it better for a family stay. No ironing board but new iron in cupboard. Difficult to dry clothes other than use tumble dryer, a freestanding clothes airer (clothes horse) would help. In the main bathroom no shower so you either have to use the other persons shower room (not easy with late sleeping teenager) or use a jug if you want to wash your hair. Other than that this is a perfect location for all the nearby gems of Norfolk. The fizz in the super fridge and chocolates were very welcome. MEPS from Cambridgeshire (28 September 2023)
Overall an excellent holiday but just a few things to bear in mind. The cottage is out in the countryside down a narrow lane, so you will need to drive to eat out or visit the shops. The cottage is just as described with all the necessary washing up/dishwasher/washing machine tablets provided, big american-type fridge with cold water/ice on hand but if there are two couples staying, please bear in mind there is only a comfy sofa for 2/3 people, otherwise it's a dining type chair. Plus, there is a super jucuzzi bath in the main bathroom but NO shower - it was fine for us as there were just the two of us and we used the walk-in shower in the second bedroom, but wouldn't have worked if both bedrooms were in use. Location wise the property is excellently situated, close to Holt, Thursford and Fakenham, plus only 20-25 mins to the coast and both Fellbrigg Hall and Blinkling Estate (both National Trust properties that are well worth a visit). Lovely conversion, really high end fixtures and fittings, we found the stables extremely comfortable for three adults and two dogs. Nice firm comfortable beds, which is important for people who have bad backs like me. We have found that many (high end ) holiday cottages have soggy beds so it was great to have really good quality. The only thing we were missing was a cafetiere! It was nice to have a secure outside area for our dogs and there were plenty of walks on our doorstep. Quick access to both Fakenham and Holt for amenities, the North Norfolk Railway as well as comfortably being able to access places like Wells next the Sea and Hunstanton. I also had a very nice conversation with the owner who is clearly very keen to make sure guests have all that they need. We will definitely look at availability if we are coming to the area again. Nice and spacious, recently renovated with good quality fittings and furniture. Let down by several things: Hair balls blowing around and floor dusty and gritty - had to clean up with brush and floor mop (vacuum cleaner would have been useful). Drains smell in shower room needs attention. Front door dirty, fingerprints on frame. Pots and cups not very clean. Kitchen cupboards sawdust inside. Not cleaned out before use. Electronic bin(!) battery flat making noises all the time had to switch off. Washing machine is good, but no iron, ironing board or drying hanger / line. Poorly equipped kitchen. No table mats, no lids for pans, or colander, no oven gloves. No ventilation in bedrooms apart from opening a door!(is this up to building regs?) No bathmats. No spare toilet rolls, just what was left. Problem with faulty mattress was resolved by owner after a couple of days - lucky they were there! Directions provided are rubbish - turn left not right onto Holt road, Briningham church does not exist - there is a house on the corner (it maybe was a church a while ago!).
