Had such a lovely time can't wait to return! would maybe suggest a few better utensils as they were very basic for cooking anything fancy but still wouldn't review you lower than a 10 for such a small thing! hot tub was great and even had snow while we were there! x

For the time of the year, the vip lodge we stayed in was very warm and cosy with all mod cons. another time of the year could have made use of the hot tub. the marina village was handy for walking to the train station and for walking into roydon village and into the lee valley park.

Staff were very helpful. Lodge was fine. Hot tub tepid at best. Lid of hot tub very difficult to move abd even more difficult to put back. Someone older and less fit would find it impossible. . the food in the marina cafe was good but it was a bit rough and loud. Perfect for boaters and barge owners but not for us.

This is a delightful site. Our only criticism is that the double bed was not comfortable. Other than that the lodge provided us with all we needed. There is an italian restaurant on the site. There is splendid walking along the canal and it is possible to walk along the lee valley towards london. We made excursions to the beautiful town of saffron walden and also to ware, which is a pleasant town. The train station which is a only a few minutes walk from the site is on the cambridge to liverpool street line.

Lodge could do with a makeover, especially as it was a vip lodge. Thick cobwebs outside front door, decking needed a clean, inside could do with a lick of paint and hot tub needed replacing, only half of the jets worked, head rests missing, light was broken. More lightning needed, especially on the road/walkway to marina.

If you want to visit london this is a great option. It is a 5 minute walk to the station and then about 45 minutes to the city. The lodges are a bit tired in places but overall tremendous value and great to have a hot tub.

This was my sixth visit to the village, always on the elm lodges and, as always it was excellent. A silly problem with a light was the only thing that stopped me putting putting a 10 in the facilities. I will certainly come again next year.

Ok for value of money. The lodges need a refreshing makeover and desperately in need for a deeper clean. When we saw the shower we was exited to try it out but the radio didn't work and just looked old and tired. We found it hard to find things to do around the area with the baby, it would be handy to have a welcome pack on arrival with local things to do and would be great for promoting local business. I wouldn't want to visit again as previous log cabins we have been to have been a lot better for just a little bit more money.

The lodge had the potential to be very good but it wasn't clean, the luxury shower did not work properly, the location was next door to people's permanent homes, which made us feel very self conscious as we felt we were intruding on their privacy and it was a similar situation at the marina, where people were living in the house boats. Clothes were left in one of the drawers, presumably from a previous occupant, which would again suggest that the lodge wasn't cleaned/checked properly.

Second visit within two months! bit disappointed with the lodge this time as no 5 (in july) had been much nicer and its hot tub was much more private than no 11 where we were staying this time. . as everybody says in the reviews the lodges are desperately in need for some tlc. Still a lovely site and we enjoyed being back. Also value for money is absolutely ok

A wonderful peaceful location in the middle of the english countryside. a good location for days out with easy access by train to london or other parts of north essex and hertfordshire. Accommodation was wonderfully cleaned with all required items available. Very comfortable lodge. As a couple we were happy but did not seem the place for children and young adults.

We had a viper luxury lodge. Definitely not viper or luxury. Curtains were ripped windows mouldy . hot tub area disgusting. dog ends left from previous occupiers. Bottle corks and wire and generallynn appalling around hot tub area.put me off. The mattress on the double bed was so stoned we slept in the singles. A lovely place for peace and quiet as nothing else to do there but ruined by a so could luxury weekend away for my sick wife.

Excellent place to stay lodge well equipped . great walks along the canals and into lee valley park within five minutes. London is only a 20 minute train ride away and the station is a five minute walk from the site. There are some great local pubs that have some awful live bands on.

Our lodge was very dirty, I had to wash everything I wanted to use in the kitchen, the walls were stained, the furniture was well used, not the normal high standard we usually get from hoseasons

We enjoyed our break away,we were lucky enough to have a discount on our stay which was more than enough to pay for this venue.vip lodge it was not. Had we had to pay the full amount we would be disappointed. The lodge needed a 're paint and shower fixed as controls broken. A deep clean on lodge needed ,hot tub needed some of its features fixing. The lodge was overlooked,which was a disappointment,however hot tub secluded which was great. Reception staff could have been a bit more welcoming should have been told about works being carried out on-site . lovely on-site restaurant. Pleasant walks around marina.

Great base for exploring either along the canal or a trip into london on the train. Clean lodge and hot tub, didnt expect towels and toiletries to be provided wich was a nice suprise. As there was a dishwasher in the kitchen a couple of tablets were provided and additional could be purchased for 15p each which didnt think was bad. Would have no problems going back there again maybe mid-week break and catch train into london to see a couple of shows as only takes 40min to get to liverpool st station and late returns available back to roydon.

Bathroom was blocked zeds smelly. Shower tired. Door off freezer. Tap in kitchen needed mending. Windows wouldn't lock. Television dodgy reception. . nothing to spoil our stay but was a bit tired. . loved the hot tub.

The lodges have deteriorated and were not clean. The facilities are not good for the money spent. The lodge we stayed in vip lodge was in a very poor condition and it was all due to lack of maintenance.

The place is very nice with great walks etc. The country and riverside setting is ideal. However the accommodation was not up to scratch. There were a good number of cobwebs outside and inside the property. We found sweet wrappers down the side of the sofa. The grass needed cutting in the back garden. That aside the venue is great for a relaxing break.

We have stayed here before and we're keen to go back because of the lovely, peaceful surroundings, lovely village which was welcoming and plenty of places to eat during our stay. Excellent train access to london and neighbouring areas, (harlow, mountfitchet, lee valley). however, this visit found the marina very run down, it felt like a travellers site. The lodge was not cleaned properly and a member of the reception staff had to come over to clean the fridge and floor inside the lodge, and the outdoor furniture and decking area. Someone else (not maintenance, as he had "finished for the day") had to cut the grass and make the garden area tidy. the shower room was putrid but although a complaint was put in, nothing was done about it; leaving us with no showering facilities. The mattress was clearly very old with a dip in the middle. This was particularly uncomfortable and aggravated a shoulder and neck injury which left me in tremendous pain. The single beds in the second bedroom were no better. we left a day early due to the poor facilities, cleanliness and smell of the lodge.

For the price we paid for 4 nights in this caravan with wood stuck to it I was expecting more than being plotted right next to the bins that were over flowing with rubbish for the first 3 days.the hot tub was well used dirty and rusty and in the open right at the other end of the caravan for all to see.we didn't use that.there was fag butts all over the floor out the front and beer cans..the tv was tiny and the remote didn't work and the beds were awful to sleep on the mattresses are in desperate need to be replaced..absolutely nothing to do other than some lovely walks..if that's vip i'd hate to see the standard caravan..we went home a day early and will not be returning.i do not recommend this place..

Absolutely stunning location, beautiful views and gorgeous accommodation. We stayed in a vip lodge with a hot tub and it was just lovely. The garden was private so we weren't overlooked and the accommodation was spacious and immaculate. My only criticism would be that the bar advertised was only in the restaurant and we felt obliged to eat and the site would benefit from a small shop. We will definitely be going back here again very soon!

We had a great time at roydon marina village. The lodge was great with everything we needed, and the location was superb. Loved the sight of the boats, and the quick and easy links to central london were spot-on! the restaurant and local pubs meant we didn't need to cook during our stay. Would highly recommend this site!

Great location marcos restuarant was lovely as were the staff. Arrived around 7pm on friday security on reception efficient but no sense of happiness. Accomadation vip clean ish. Oven door dirty, cobwebs everywhere, lawn long not been cut for several weeks in villa. All cutlery etc towels bedding clean comfortable but having stayed at hoseasons many times over the years this was not vip!! . . the killer to say the least the hot tub it was dirty it smelt the water was murky!!! no chlorine no one came to check its cleanliness over the weekend. The purpose of this break was to have a lovely hot tub to relax in it was not with overgrown lawn, plastic table and chairs with bird poo on and burn on table, smelly hot tub that was not clean it was not winner !!. somewhat let down which has not happened before with hoseasons

Initial lodge was absolutely disgusting and right opposite the restaurant where they were due to have a singer that night. We didn't feel happy with this so we were upgraded to a bigger and nicer lodge free of charge. However this lodge was also very unclean from cob webs everywhere to dirty pants behind the bed. Shame as this place has so much potential !!

Brilliant for access to london. Would definitely stay again however invest in a cheese grater!!! we were upgraded to a vip lodge. There wasn't much vip about it but it fulfilled our purpose of a weekend away to catch up with friends nearby.

Was disappointed that we had booked to doubles and got one twin. The cabin was dirty and cups were dirty - had to antibac kitchen before use and put all the cups and plates through dish washer. On given feedback about the dirty ness of the kitchen on leaving I was made to feel very uncomfortable. Bar that lodge nice size and great facilities for the money. Lovely location esp for getting to london. Hot tub was nice dispite not being able to use for a day as water temp had got to low this was resolved by a lovely matinance man though.

The location was great as a base to get into london. the train station is a 5 minute walk & then 30 mins train journey directly into liverpool street. the lodge itself however was very tired & dirty. We couldn't use the wardrobes or drawers as they were so dirty. windows were smeared, cobwebs everywhere, floor dirty, had to put a blanket on the sofa before sitting on it. the grounds were also badly looked after & we had to sweep outside before we could use the hot tub. well below standard. When I told a member of staff her response was that it just needed a luck of paint....no it needs a deep clean!

Third time at the roydon marina village. Lodge with a hot tub for four. The initial booking had two doubles but we changed this to one double and one twin easily. The lodge was well equipped only two issues inside were the poor tv reception and the lack of wi-fi. In this day and age wi-fi is almost an essential so I would urge that this is sorted out. The hot tub was lovely and we spent plenty of time in it. We went to marco's three times, all excellent meals and I would certainly recommend the lunch deal. Why we keep going back is the ease of travel to london and we went in three times seeing two shows, the london dungeon and london eye. We would return and would recommend

On checking in staff member was miserable, asked for a £50 damage deposit which we have never been asked for before which was a bit off putting especially when we saw the state of the place, accommodation was very shabby and dirty, wrapping paper under the sofas, broken sweets all over decking from someone having a piñata at some point, had to clean the place best I could, oven and toaster unusable as so disgusting, floor was black with dirt, windows filthy, garden in a mess overgrown grass fences falling down, hot tub too hot to use. nice location shame about the accommodation wish we had listened to the reviews before booking!

It was nice but as far as luxury goes it needs an update and a good clean! hot tub appeared to be not cleaned before our visit or it had been but not sufficiently, they emptied it and then just filled it with water, no chlorine, not the end of the world but it smelled unclean, sofas need replacing along with the broken beds, apart from that it was a nice break away, could do with a lamp in the bedroom along with a bedside table, but as far as the 'luxuries' go, a dishwasher and washing machine and sky tv, but would not return, based on this,

The lid on the hot tub was old and falling apart, the foam was coming out and water was getting into the foam making the library very heavy to lift. It appeared that only lodge 4 had an old hot tub lid. . apart from the hot tub it was a lovely place, with the canal very near by, I would recommend but hopefully this review will get the owners to replace lodge 4 hot tub lid

Overall a good 4 night break. Ideal for walkers and dogs. The log cabin was adequate and comfortable, however the only slight negative, it was begining to look a little dated. The hot tub was a good bonus.

Spacious log cabin with hot tub. Easy journey to london. Close to many cycle trails. On the marina with lots of lovely boats to look at!. beds were comfy with soft sheets and towels. Toiletries, toilet roll, small bottle of oil plus dishcloth etc made a nice surprise. Could be so beautiful but lack of maintenance is obvious. Gardens overgrown although lawn was mowed. Road surface left a bit to be desired. Patio doors in the cabin are difficult to open and heavy. Middle door was broken and so a very small gap (not a problem in the summer). clean but not spotless- cooker hood sticky, cobwebs in corners, scum/dust around hot tub. The over the bath shower looked new but was a ridiculous design almost impossible to shower easily. We couldn't get the main shower to work and had to go and ask for help. It was sort of broken, it worked when pushed and pulled at the same time. But we had a lovely quiet week and as we had read the reviews we were aware of the maintenance issue. All 3 staff I had contact with were nice but I have scored lower because we arrived after a long journey and were given a key but no one came to show us around. Given the difficulty of the 3 patio doors and the shower knob, plus the usual appliances - oven, dishwasher etc this would have been so helpful. There were instruction leaflets but who wants to read all these after a journey? fortunately we didn't have kids. The hot tub was private despite former reviews but the decking had steps down to the grass which could be difficult for a toddler. There are steps up to the front door too so . our cabin would not be disabled friendly yet on the inside it was very spacious.

It's a nice place to stay but the lodge is in need of some tlc! the decor was a bit shabby and it didn't have a very 'cosy'feel. The main bathroom wasn't as clean as it could be. There were not enough towels on arrival (only 3 between 2 adults and 3 kids!) on request we were promptly brought some more which was good but overall there was a distinct lack of effort with the way the lodge had been prepared for our arrival. The lawn in the garden hadn't been mown and was quite long and there was a strong smell of fox poo! the hot tub didn't seem as clean as it should be despite it saying it gets emptied before every new residents arrive..there was dust floating in it. . someone did come and check the hot tub every day though-it was quite a surprise when he turned up in the garden unannounced!. overall, this place could be lovely with a bit more care and upgrading but it was a little disappointing considering it's a vip lodge as I was expecting a little more luxury!

Lodge was spacious, acceptably clean but a little "tired". the tv and dvd did not work and, although we reported this, the problem was not resolved during our seven night stay.

Whilst i'm very aware that this is a 'holiday let' I would like to of seen it a whole lot cleaner...it was clean on the surface but when you looked it could do with a jolly good deep clean, especially the curtains, i'm surprised they were still hanging they were that filthy, the beds could be more comfy, but were ok. The 2 sofas in the room, one was very tired and ripped, having said that they were both very uncomfortable. The hot tub was a lovely bonus, although something was wrong with it, wouldn't turn off and had a constant hum, we were told to remove the plug if it bothered us, but then the temperature dropped.

The holiday park is a great base for trips to london and surrounding area. our lodge had all the basics for a comfortable stay, with the bonus of a lovely hot tub to soothe your aching body after all that sight seeing.

Luxury lodges that have not been fully maintained. They are still good and spacious but little things have not been repaired. Otherwise a good location for visiting london and the lee valley. You can walk to the station and it's just half an hour to london. Lots of things to do in the area including an outdoor lido, canoeing and there was even an open air cinema on the village green. Would go again.

This is the perfect place to go for a relaxing quiet holiday. . hot tub was fab & lodge spacious & well equipped. With the bonus of a washer dryer which I used several times. Staff extremely friendly, helpfull & efficient. The only downside was lack of wifi & poor internet signal. Also the shower head on bath was faulty & sprayed out the sides, however im sure if I had reported it, it would have been rectified quickly. . I would definately go back again without a doubt.

Don't agree with taking £50 from us at the start of our holiday for "just in case of damages" policy. . we reported our bathroom light switch not working on the thursday morning (stopped operating the wednesday night. Surprised this issue wasn't dealt with before our stay as the cleaning staff at least must have noticed it). still wasn't fixed by the time we left saturday morning. When highlighted at time of returning the keys, a quite insincere apology was muttered. No good when you need to shave though! . larger fence really is required around the hot tubs too. Third visit to this site, we like it there, but small things & attitudes matter. Site is clearly growing. Customer service needs to grow with it

Very quiet. Not ideal for a young family. Nothing on the site other than the marina bar which was lovely. There is also a restaurant but we didn't try that as we had a dog with us. . the cabin was lovely and clean and had everything we needed. We had a private garden but had to block the sides of the cabin with chairs to prevent children and dog escaping. . one lady (staff) in particular was very smiley and polite but everyone else seemed a bit miserable. Hot tub was nice but felt a bit shoved on the side of the cabin. . I wouldn't go back as it didn't suit us but may suit a couple who want complete peace.

Stayed in a roydon vip lodge. we enjoyed it so much we booked again 4 weeks later. . the lodges are clean and comfy the hot tub was great. . there are cobwebs outside but your in the middle of trees and that's where they live. also the gardens are not the most manicured but if you don't mind a weed or two it's fine. Inside it looks like there are stains on the walls but it's only the wood staining through the paint. Very clean and amenities great

The lodge could have been cleaner - windows were filthy, carpets dirty and under the oven dirty with food that had fallen out. there was wallpaper off which I think should have been shown to you as you leave a damage deposit. Grassed area outside could have been cut back so the children could have played but with the big nettles they had to be careful.

Although the place is in a beautiful rural setting the marina is not particularly dog friendly, which you may believe it is since dogs are welcome. The marina also seems to sit in a mobile phone blackspot and wifi is not readily available on site. For some however this could be a benefit. A strong love of spiders is essential, they are abundant inside and out. after investigation it transpired that the area has the uk's highest numbers of the false widow spider.

I had read some of the reviews with trepidation, so on arrival was unsure what to expect. The lodge layout was fabulous, and well thought out. I did feel that with some general maintenance and extra care, the lodges could be fantastic. The garden was overgrown and the decking unswept, windows dirty and the shower not in complete working order. Having said that, I asked the maintainence man to mow our garden as my dog sustained an injury and he could not have been more helpful and accommodating- it was done that day. The hot tub was great, and was checked daily. Staff at reception and in the marina bar were also very polite and friendly. The setting is just perfect, the walks were beautiful and access to the village easy. We ate at the onsite restaurant which was lovely, and again great setting as we were outside. Overall, I would definitely return, the walks, position and setting more than sell this place. Yes there are trains, but not to a noisy or annoying level, there are also canal and country walks on your doorstep and practical lodges.

Fabulous stay in a roydon lodge vip for a week. We used the lodges as a base for visiting legoland, harry potter studio tour and london city which can be reached by direct train from station at entrance to site. we had contacted site in advance to request an early check in and a lodge with twin beds in the second bedroom and we received an email reply very quickly agreeing to the requests. Check in was no problem and the garden was being tended to when we arrived but the lodge was ready and cleaned for us. All in all we would definitely recommend the lodges as ideal for a relaxing break or for visiting london or it's surrounds.

The lodge was well equipped and hot tub great fun. The hot tub was cooler one night and we happened to say to the guy checking it in the morning and he spent ages getting the water levels back up and the temp right for us. We also had a complete loss of power one night and a guy was at the lodge within 5 minutes fixing it for us. . it's a beautiful place if you enjoy walking and the people who live in the marina boats are very friendly. If you go round the other side of the canal you can walk all the way to lee valley where you can hire bikes, and do all nature of water sports. . roydon has plenty shops and is only 5 minutes drive away. We read reports about plane noise we never once heard a plane. And the train track is electric and you don't notice them as they are frequent until late evening. I sometimes wonder what people want from a holiday when I read reviews this is a lovely site peaceful, relaxing and friendly.

Ideal location if you want to visit london, train station just a 5 minutes walk. The lodge was clean and spacious, only complaint was the sofa uncomfortable as dipped in the middle. Lots of storage. The hot tub was lovely

We stayed in the vip lodge, it was spacious but shabby, the hot tub was great and we were lucky as we were shielded from the other lodges by a hedge and trees, so we did feel secluded up to a point. The site is very big and quite noisy with people and children enjoying themselves. We had gone away for a quiet weekend, just the two of us. I missed the little touches that I thought the vip lodge would have, such as, extra towels to use with the hot tub, dressing gown and slippers, table mats, and coasters for the dining room tables, there was no hair dryer in the lodge, it also needed a table in the lounge where you could put your drinks on , if you were watching television, the three remotes for the television and dvd were broken and held together with sellotape, and the television did not work, we had to call a member of staff to come and fix it for us, he was very nice and very helpful but I expected everything to be working properly. we had a lovely weekend but was disappointed. With our vip lodge and site.

Nice location lovely accomadation the only thing that was disappointing was the hot tub - we have stayed here a few times before and previously the jets and the temperature in the hot tub could be turned up or down and now we had no control and found the temperature too hot and jets not powerful enough which meant we wasn't able to spend any length of time in there which was the whole point out stay and unfortunately feel this is a money saving scam by the owners which is a shame

A really nice well equipped holiday lodge, just a shame it was a bit scruffy and worn needing a bit of maintenance, the grass was long and uncut, the hot tub was pleasant but not overly hot! . the site was very well located with nearby station and regular trains to london liverpool street, overall we enjoyed our break, just felt it could have been improved with better site management.

Really enjoyed our stay at roydon. Brilliant little lodge. Really worth the upgrade to get a jacuzzi, we spent most of our time in it. Lovely surroundings right on the canal. The lodge was a decent size for 4 adults. . only negatives we had were that the lodge could have been better equiped,didnt have standard things like a bottle opener and the garden could have done with a tidy up, we had a 5 month old baby and would have loved to have put her on the grass but it was like a jungle. Overall we loved our stay at roydon and would recommend to anyone for a weekend away with friends or family.

These lodges are great and very well equipped. Getting a bit worn after a few years of service though and the wifi needs sorting as they used to supply it. Not actually advertising it so shouldn't expect it I suppose. Not much phone signal around. But otherwise a fantastic place. Not a deal breaker. There's a few pubs in the village and a restaurant on site with was fab. Italian. Very convenient for getting into london on the train as train station just up the road. We stayed in lodge 6. It has a new tv and limited sky free view channels.

Needed a hairdryer as forgot to pack my own and the gentleman at reception was really helpful however the following day the other member of staff tried to assist us with train information and when we walked down to the station it stated no trains available so would have expected staff to be aware of this. Overall lovely stay, our second visit to the vip lodge, bit cold for the hot tub for that time of year (february), next time will book for summer break.

This is the first time we have stayed at the roydon marina village, we really enjoyed our stay. The park was clean, quiet and a lovely natural location. The only downside was that the wi-fi was not working, which my husband required for work and we have a 13 year old son. We felt it was very good value for money on the whole, we were using it as a base to travel into london, which worked really well and we would stay again next time we want to go into london.

Having stayed at royden before we were very disappointed at how the accommodation has deteriorated the decor was very poor in both cabins dirty walls ect lights not replaced furniture grubby & cleaning was poor . heating in 1st cabin was jammed on so the 1 st night we were so hit as no thermostat to turn it off !!. we were moved early the next morning to next door! . the hot tub was overgrown with plants rubbish left in bushes. Outside lights not working,dirty furniture etc . the on site restaurant was very over priced !! . good meals & good value at pubs in village

Unhelpful girl greet us on reception get to cabin no wifi and hottub not working rang reception she said oh yer wifi is t working(which was a nightmare as needed to do work while away) said about hottub n was told yer the jets don't work on some of the tubs! I had to ask to get someone to look at it! they did and found it wasn't even plugged in so ment we couldn't use it the first night which when only there for a short break is a pain! second night used hottub but it wasn't a hottub was a luke warm tub! also the shower in the master ensuite leaked and ran all over wood floor! was a great location for getting into london but found things really needed updating, cleaning standards were low if your going to advertise as 5* and very badly lit around the park and the small access road which is at the side of a canal when getting on and off park! stayed here 4nights in lodge 7!don't think I would go back to roydon!

Perfect location although we wern't told about a disco/rave at the restaurant opposite and after a five hour drive a five year old child we came home from visiting friends for bed to listen to the music till early hours. told reception next day who was a young girl and bless her didnt know what to do except move us if there was another party sat. Although the lodge was reasonably clean and well arranged the shower proved a problem and we could not get an answer from staff as to how it worked, it also was very dated and mouldy in places. We have as yet to receive our security deposit back - knowing that we did not damage anything and when my husband asked how this would be returned to us was met with a very ( couldn't care less) attitude.

The description online failed to mention that there was a railway line right next to the accommodation which was quite loud during the day and into late evening. We found glass in our jacuzzi along with a rusty spring and when I handed these items in to reception, the young girl working didn't even apologise. Upon arriving we were told that the park was experiencing technical issues with the wifi connection which initially wasnt an issue but 4 days later and still no wifi, we felt let down. Especially because my girlfriend chose this lodge partly due to the wifi so she could complete some uni work in a nice environment. So as the wifi was non existent for 4 days, the nice environment happened to be on a busy london train line and the hot tub had glass in it, we feel quite dissatisfied with our holiday.

Lodge 10 - had a fabulous time and staff made us very welcome. . I was impressed overall with the lodge however the main patio door needs to replaced. the was quite a draft coming in as good not be closed properly and this'll so meant it was very insecure. someone could of got in very easily. also the bath plug had come disconnected so it was hard to let out the water, we had to lift slightly and put a knife under so that the water could slowly drain. . . impressed with the fridge size and overall kitchen facilities and hot tub was great. lovely hot water all the time for both showers and bath. . would definitely consider staying again.
