Really disappointed with this rental. The place was dirty, dusty, and smelt it too. Multiple light bulbs out, lumpy uncomfortable beds, kitchen was damaged, back door was broken, sinks missing in bedroom, twin bedroom smelt so bad of damp and sweat that we couldn’t use it, most windows sealed shut...would not recommend! only good thing I can say is the size, really big and housed us all but the rest made it a very unpleasant stay for the week

Not the perfect lodge I was expecting but functional and comfortable. Hot tub is a lovely addition. Loads to do from here at rutland water. The site misses a shop for essentials but driving distance to aldi. Wouldn’t have paid full price for this but happy with the late booking price. Would stay here again.

The lodge wad old and dated. Cooker switch is broke and shower head holder is broke. I used strips of plastic bag to tie the shower. Floor is creaking snd flooring in the toilet has stains. The bed is not very comfortable to sleep on. . one window hinge is broke and will fall down if opened.

Got upgraded on arrival as the lodge we had booked was having problems with the hot tub. Amazing size lodge and hot tub was perfect and private. However, the cleanliness of the lodge was very very poor. Dirt and stains everywhere.

The hall apartment was filthy flys and cobwebs everywhere, bathroom infested with spiders. Mould on all the blinds. Every time dishwasher was turned on the electric tripped had to ring up to be told how to turn it back on myself. Bed sheets smelt gross.

Went on this holiday with husband and friends but it is not what it seems on photos. The ceiling in living room was leaking after showers, bath tub was broken, hot tub wasn’t cleaned it was left open and bugs everywhere, it wasn’t very clean. Many places you see online to go out and enjoy was closed down so nothing to really do apart from rutland park that’s a lot of walking if you like that. Overall we didn’t enjoy our stay we left on saturday even though we booked for a week and was supposed to leave on monday as like I mentioned there was nothing to do.

I have made some points about equipment in the lodge but would also like to stress that all the staff I dealt with were lovely and as helpful as they could be, I sensed that they were very busy with prep for the start of the peak season commencing the monday after we left. . my trip was based around my daughters uni graduation. I would also like to thank them very much for being so accommodating over our departure time.

Very clean lodge, with enough room for six adults. Very quiet location, on site manager jeannatte. Very helpful. Hot tub excellent condition. very well equipped kitchen and clean.

Very clean and tidy lodge, clean and daily maintained private hot tub, bath and w/c ,shower and w/c (yes 2 w/c in the lodge ) one small problem they fixed in no time great commination's will stay again. .the people that give lodge bad reviews should have gone to spec savers lol . ron june from north lincs

Great area to visit with lots to see within a small area. expensive area to stay so I was satisfied to pay the price but I would not describe the accomadation as luxury. it is roomy with adequate facilities but showing signs of wear.

Lovely surroundings and great location. Rutland waters is a short (driving) distance away. . upon arrival, the office was not sign-posted very well?? we assumed you would have to go into the main building, but shortly realised that a caravan was on-site. . the gentleman was assisting other guests and checking them in, asking us to come in and take a seat! we did what he asked and waited. . my 11 year old daughter went on her phone (kids & technology) to then get told. "don't be rude on your phone" .. it was quite awkward as I thought it wasn't his place to say anything?? . then.. after 15 minutes (waiting) in the office. The guy was giving information, leaflets and basically telling them a load of rubbish, that the couple clearly didn't want to hear? . by this point I also went onto my phone, chasing up some last minute work documents.. he then shouted at me.. "excuse me.. get off your phone & listen to me.. I am giving you information here". I was very annoyed at this point.. and replied.. "i'm not with these guests, as you know??? we arrived 20 minutes apart and separately??? I don't need all the information you are giving, as I know oakham and its surroundings well??". . all I can say is... another member of staff needs to be checking guests in.. not a george clooney wannabe like this guy!!!!!!. . we booked the hide-away cottage. The garden was 'huge' with hot-tub and outdoor furniture. Hot-tub had way tooooo many chemicals in it?? we did speak to the maintenance man about this??. garden needs a little tlc.. & furniture needs to be cleaned (we got all the bird poo off). gate needs fixing as you have to lift to close & lock. . accomodation:. . beautiful 'modern' kitchen with everything you could possibly need (apart from a cheese grater). x2 fridges (which was not listed). it was nice to have table & chairs within the kitchen too!. . modern & newly decorated living room with nice furniture and a massive tv (we couldn't get all the tv channels though? my husband is a audio/visual engineer director & stated they need a new aerial?) we missed the england match which was disappointing. . beautiful tiled bathroom with large shower. water tended to go hot&cold throughout showering. Spoke to the maintenance man again about this??. it was a struggle with my 1 year old, as the temperature was up and down??. bathroom needs an overall finish though.. door loose, no toilet paper holder, mirror needs putting on the wall etc etc!!. . bedrooms are a little mix-matched??? clearly work is in progress in there???. master bedroom mattress was the worst ever!!!!. but.. the children's beds were comfy. Cot was provided (at no extra cost) .. but.. my baby didn't use it?. . important note: . main door lock kept getting jammed (maintenance man was constantly at our accomodation). we did struugle to lock the door and my son and daughter also got locked inside for quite a while!!!!!!!! we could not express enough that the lock needed changing?? site office manager (wannabe cloony was not bothered at all). . site isn't the best if you have noisy children or you are going with friends???. mostly old people around, who have retired here?. camp site looked pretty good though! stunning hall!!!. . on a positive note.. great base to explore what oakham has to offer. . gorgeous town, 16th century castle, church, ruins, festivals &.. cute little shops around. . rutland waters is a great day out with many activities to do there!!. the aqua park is highly recommended by our children!! . . if this place was finished a little more.. and the things corrected with tlc (as mentioned) . I would definitely come back here!. . . overall though..we had a lovely time here.. and my son had a great 13th birthday.

We stayed in the retreat lodge, but felt it needed a refurbishment, part of one of the sofas was broken so unable to sit on it, also the patio chairs were broke only 2 were usable so had to use the dining chairs to sit on the balcony on. The bed linen was clean and the rooms were tidy, so made the most of the weekend and didn’t let it spoil in.

We had a great time with friends. The lodge was comfortable and fairly clean (could do with a deep clean in the edges, corners etc). unfortunately the beds were very uncomfortable- you could feel every spring and one of the beds didn’t even have a mattress protector on it. New mattresses would make a massive difference. However, we had a fab time in the hot-tub and the local pub was great for food and gin!

Lovely weekend break away for me and my partner in fishermans lodge. Chilled out in the countryside with private hot tub, lovely walk around the site and looking at the historic estate hall and it's lovely grounds. Staff very friendly and happy to help if needed. . just take some food, your swimming cossie and enjoy chilling out. Oh and see if you can catch a glimpse of george the peacock! . this place is quickly developing and i'm looking forward to returning to see what else they will have to offer in the future to come!

Although it was nice to get away for the weekend, I probably wouldn't return here. For a start, it was very difficult to locate the reception area to get the keys. Our apartment was nice, however needed a lot of tlc. Only one lightbulb in the chandelier worked, there was gaps under the door letting the cold in, the fence in the garden was falling down and the area outside of our apartment was littered with old furniture, overflowing bins and children's toys. The fire alarm battery ran out and was new beeping constantly, we called at 10am and no one came to fix it until 7pm, in which time we'd had to attempt to remove the battery ourselves! all in all, it was a nice break but it could have been a lot better if the appartment and surrounding areas were well looked after.

The cottage smelt damp, the hottub was dirty and filter not put in on arrival and water murky. On arrival was told to move car as pulled up in wrong space (although no signs) information book was filthy. park is on a residential retirement village, definitely not recommended if you have 4 children!

Unfortunately most if the hot tubs with the lodges were the inflatable type without seats in them. We did ask to change and the staff were very helpful changing us to a lot traditional style. Another downside to the hot tubs is that they take a day to reheat after being emptied and cleaned after the previous occupants. This is fair enough but should be mentioned when booking, especially if only going for 2 nights. We were also asked for a 100 cash deposit which hasn't previously been mentioned either. I didn't have the cash however and that wasn't a problem.

The venue was lovely and clean albeit slightly run down. . . I would recommend it but there were just a few little things like we paid for a high chair but there was no plastic tableware in the kitchen and the door to the smallest room didn't really have handle on it so in theory you could have got stuck in there. . . the hot tub was very clean though and a real treat.

We stayed at the harmony lodge, the disabled access was very good. Just a few minor adjustments needed, the hand rail next to the toilet wasn’t at a suitable angle for transferring from the toilet onto the wheelchair and the hospital bed wasn’t an electric adjustable bed as we thought. . nothing was too much trouble for the staff, they gave us a later check out time so we didn’t have to rush. The lodge was clean and well equipped. The hot tub was maintained daily. We had a lovely break at the rutland escape.

Hot tub was not warm enough to use on the first night, which when on a2 night stay was a big disappointment. We had no prior notification this was a possibility and even asked on check in to be reassured it would be fine.

The lodge, although adequate, was generally in a run down and uncared for condition. the main fridge wasn't working but we weren't advised of this when checking in. after a day when the fridge wasn't getting cold we noticed that it wasn't working. fortunately the chilled items were still ok and we transferred them to a smaller fridge in the corner of the lounge area that we noticed. When we went to report the malfunctioning fridge we spoke to an employee who was working close by and he volunteered that a new fridge was on order. also, 3 of the 4 cooker hood lights weren'te working. the owners need to significantly improve their performance. One thing in its favour is its location. it is lovely part of the world and we found a number of local pubs that served excellent food.

We stayed in the lodge very close to rutland waters, whilst the lodge it self was ok , it proved to be quite difficult to get in and out of the site, we were not given any codes to the gate or no one explained what to do when we got there( it was about 6 pm) and the staff had gone home. The outside of the lodge was a little scruffy with broken chairs etc. Overall it was ok but I would not go back to that lodge.

We stayed in the lodge very close to rutland waters, whilst the lodge it self was ok , it proved to be quite difficult to get in and out of the site, we were not given any codes to the gate or no one explained what to do when we got there( it was about 6 pm) and the staff had gone home. The outside of the lodge was a little scruffy with broken chairs etc. Overall it was ok but I would not go back to that lodge.

Our lodge (the sanctuary) was awful. One shower door missing in the main bathroom meaning we couldn’t use it, cooker hood completely covered in dust, hob covered in fat from previous cooking, every sink leaked underneath all over the floors and carpets making them smell of damp due to the pipe work being incorrectly installed, dirty rings around the showers, second shower was so blocked you could only shower for 3 minutes before the tray overflowed and caused the bathroom to flood, fridge freezer was broken and no one told us so woke up on the second day to lots of warm food. Hot tub isn’t on the decking it’s around the side in the trees, you can only use outside light if it’s not raining otherwise you’ll electrocute yourselves as the plug has been left hanging outside. The decking is covered in moss making it extremely slippy when moving in and out of the hot tub into the lodge. The worst thing is we found a review from the week before with the same issues that they appeared shocked about, they allowed us to check in like this with 2 small children!! absolute waste of money. Management nowhere to be found and will not answer emergency numbers

I can understand why the owner would not want them near his property as even wearing earplugs they woke me each morning with there howling. . . when it came time to leave it had snowed and after an hour waiting for someone to come and sort the barrier I drove across through the wooden posts and across the gardens to get out before helping others to do the same. . at the price charged internet would have been good.

The setting here is wonderful, . the state of the cabin was very shabby and had a feeling of neglect,. when we were shown around the member of staff said the shower door was missing, they were waiting for spare parts? . the hand basin in the same bathroom leaked badly and we had to have wet towels constantly on the floor. . one strip of lights in the main room didn't work, made cooking a bit difficult, made worse because of the four lights in the cooker hood three didn't work. When I mentioned this to staff I was again told they were waiting for new bulbs. . the fridge and freezer didn't work, warning light was on, we left drinks on the balcony as it was colder there, the cooker didn't get hot enough to cook, we had to manage with the grill , microwave and a slow cooker we supplied ourselves . . the hot tub was excellent but the outdoor light, which was essential because of the steps in the dark, was a plug that had to be dried and then brought inside to be plugged in? . there was plenty of good clean bedding and towels. . I would have expected a much more professional presentation from a property rented through hoseasons,

We were very disappointed with the lodge. we had to wait to collect our keys, then we finally got in our lodge is was freezing cold as the heating was not on. we complained and somebody came to sort it almost 2 hours later! furthermore the lodge was not was we expected which in all left us disappointed, so much so we got there on friday and returned on saturday. . definitely would not recommend it or indeed go back!

Dirty accomodation. Broken glasses and cutlery. Spiders webs with dead flys ect. Curtains were damp and had black mouldy spots. I had taken pictures of this. . not so private hot tub. Cars beeping and heckeling my other half as she was trying to get in it. . . beds are awefull! and so small so we slept on the floor!. . the site was tidy but poorly sign posted for reception ect. . we left as soon as we were able and when I was returning the key the woman commented on how early we were leaving and when I told her I was wanting to get home to relax and feel some comfort the only word she could find was "oh". . it was a big shame as the site has potential. Just dont expect to have loads of things to do.

We were lucky to have a brand new lodge and had a free upgrade ! there was still some tweaks to be made as it was new such as a temporary path to the fantastic hotub.

Lots of little touches needs finishing off. Nails sticking out of bathroom door edging, bathroom sink needs fixing, also toilet roll holder fixed to wall was hanging off. Double bed had edging missing below pillows, there was just a gap on top of wood full of sawdust. Beautiful day bed in garden but it was full of bird droppings, so could not be used, windows needed a good clean, I actually cleaned the kitchen window so I could see out. Other than that cottage in a beautiful location and top furniture.

We have now stayed in the west wing for 2 years as it easily accommodates 8 friends on a yearly weekend break. The rooms are all good sizes and the kitchen holds all the equipment you need for self catering . a trip to rutland water is a must as it's a stunning attraction. Oakham nearby is a great historic town with lots of independent shops and places to eat. We have already booked for next year!

We arrived and were told to go to the office where we knocked on the door for 20min before ringing the same person who told us to knock the door in the first place who then told us noone was in. He then took us to our lodge which looked lovely from the outside but when we got in there it was filthy with no bedding and smelt of fags. The man said hed be back in a min to sort it but 15min later were watching him let other people into their lodges. We informed him we were hungry so we were going for food and wed be back in 2 hours, to return to a barrier to which we didnt know the code for and noone answered any of the numbers on the hut. Luckily after 15/20min someone else pulled in and told us the code. Highly unimpressed

My wife and I booked a long weekend as a treat. . the lodge was dirty, plates taken out of the cupboard were dirty, wardrobe doors had dirty sticky marks on them. The interior was tired. . there was no information about how do the basics, hot water, boiler or recycling etc. . the layout of the hot tub was not well thought out as you were overlooked and only screened up to your waist and tub was not covered so when it rained you sat in the rain!. . have been to much cleaner and better laid out lodges. . overall disappointed and would not recommend or return
