Broadland Holiday Village is situated on the banks of the Norfolk Broads, in the village of Oulton Broad. - in Suffolk. The position of the holiday park makes a great destination for a whole host of holidays. The Norfolk Broads are a great source of entertainment - windsurfing, sailing, and fishing are all regular sports taking place. Or hire a motor boat for a few hours, and take to the water in a more relaxed style. There's all manor of boating entertainment going on around this area - including power boat racing on a Thursday night.

You've also got the seaside town of Lowestoft about 2 miles to the East, and the resort of Great Yarmouth 10 miles up the coast.

This park has activities you can take part in too. You'll find a children's pool and an indoor swimming pool. Beautifull place only reason given 8 is free wifi would be great and a little shop on site would be great.

The only and I mean only thing that was a negative was the price for food at the on site resturant and bar. the staff were excellent the pool staff were very very funny and great personalities, reception girls were very helpful and our accomidation, concidering I have stayed at at least 20 different sites in the last year this would be one of my top 5. I will be returning again some time thank you all.

The place was old and tired. For a camp where most people arrive by car it was amazing to discover there was no parking at an chalet. Lighting in the bedroom and lounge was so dim, 40w bulbs that I fitted 100w equivalent led bulbs for our stay. I think the best overall view of the site is best illustrated by the free jay cloth supplied for the kitchen, it was a cut in half jay cloth.

It doesn't really offer much in the way of entertainment. The gym is good and they have a nice sauna in the swimming pool area. There is a pool table in the bar and a restaurant which we didn't use. Apart from that there isn't much to do, you need to go out of the resort to find places to go and things to do. Our accomodation was quite nice, but there was an annoying dripping in the pipe outside from the condemsation which went on all night. Had to call the engineer but they couldn't do anything so had to wear earplugs. It was a nice place to stay but wouldn't go again.

We had a lovely relaxing break. Beautiful clean accommodation. The location was gorgeous, lovely walks, wildlife and boats. We had our 2 children with us age 16 and 11 and they enjoyed the pool and the gym, just right for the half term break.

Lovely park, returning after a 12 year absence. . . properties modernised and clean and tidy. Kitchens a little on the small side but in reality, only used to cook breakfast so no real problems. . great clubhouse with good variety of food and drink, good value too.

Reception staff friendly and helpful. Park very tidy. Oulton is a good base for visiting nearby seaside towns. Lots of walks around park. Would recommend.

Stayed in bungalow 30, excellent location, comfortable and well equipped. The park is well maintained and staff friendly and helpful, especially fran and lynn on reception. Made us feel welcome from the moment we arrived. Lots to see and do in the area, or just sit on the banks of the broad and watch the world go by. Would definitely return.

Although the site is dog friendly we were unable to take our dog into the bar area therefore we had to eat / drink out everyday, if we were able to take our dog into the bar we would have probabley spent up to £200 eating and drinking other people also had dogs and overall would have spent a fair amount of money at the bar and eatery , I do not understand how they can turn away this amount of money each week ? also we were not allowed to fish in the marina .

This was our 4th visit we have always had a nice quite relaxing week unfortunately this time we had very noisy next door neighbours who appeared to be moving in with a lot of banging we were in bungalow no 2 this has changed the feel of the park having permanent residents who don't care about people who are just trying to have a relaxing break if this is going to be the case we will look somewhere else

Accomation very good, not a lot to do on site, bar on site was ok for drinks food expensive. It maybe a good idea if they think of adding an area were you can have a well behaved dog so you can have lunch and not site outside. . we walked to the park cafe and had lunch there as we could have the dog with us.

We recently spent a week at broadlands park and marina, and had a really lovely holiday. We arrived at the park early and the lady on reception could not have been more pleasant. And helpful, and we were able to get into our bungalow early. . our accommodation was spotlessly clean and well equipped, and all the park was very well. Maintained. The quayside bar and restaurant serves excellent food at very reasonable prices, and the staff are very friendly and helpful. I would highly recommend broadlands and will be returning in the future.

Very good value for money but the accommodation was very tired staying in an old chalet cabin which is due for refurbishment. the smell of damp required windows to be opened.

We were not told that the park was being upgraded so when we reached the chalet, we were slightly taken aback by the surrounding area which appeared a bit like a building site. on one day the workmen received a delivery of some materials and the delivery van blocked our way out. the only other route was blocked by an electrician's van - fortunately he appeared and I asked him to move his van. . however, the chalet was lovely - well furnished with a high level of cleanliness. the only downside was the very low sofa seating area. I have a bad back and it was too low and not supportive enough. we were also concerned that there was not enough seating if four people were using the accommodation. There was also what appeared to be a heated towel rail in the bathroom but we couldn't figure out how it worked.

Location and lodges were very good but could do with one with ramped entry and shower room for disabled people. We managed but it was difficult with a motorised scooter and rollater. Also the first lodge we were given was not the one offered on the website. The staff on site were very good and changed us to a lodge with more room to move around.

Would not go there again nothing to do on the park and the club house dose not belong to the site the kids club is only on a saturday morning and you have to pay for it on disco on wed quiz on thursday and nothing else the place you stay in is dated and not that nice it like a retirement home but on a site

Really nice place and really helpful staff. The bar was lovely could of done with a gate to the grass area to keep kids in safely and maybe have a small play place for them to play on. Swimming pool was nice could of done with xhild friendly bit as trying to get a toddler dressed and myself whist running round a changing room was hard. Fantastic holiday, we have been going to broad lands for 6 years now and although some of the bungalows are tired the team are fantastic. lynn and fran on reception are fantastic and super friendly and the management team are expanding and investing into the site, some new lodges and caravans coming in 2017 with expansion and more upgrade in 2018. we love it and have already booked for 2018.

For the cheap, last minute cost we got a cheap, old, fusty bungalow. It served its purpose as a base and we weren't expecting anything grand for the price. Size was ample for 2 plus a baby but it was dingy and there was an unwaivering smell of fust/damp that smacked you round the face every time you entered. That said, main facilities such as kitchen and bathroom units were clean and tidy, the bungalow itself was just in need of a refurb / some tlc. We didn't use the pool so cannot comment but it looked lovely and all staff we encountered were pleasant and helpful. The area within walking distance is beautiful and there is a lovely children's park nearby. There is very little at the actual 'park' to do. The "quayside" restaurant is a pub/cafe - less than it is made out to be on the website. All in all, we had a nice week in a beautiful area and got what we paid for. I hope the lovely little bungalows get the much needed attention they deserve.

We stayed in a beautiful clean spacious bungalow. It was lovely having the marina at the end of the road. Very peaceful. The only downsides were the lack of a small shop and terrible internet access even after we had paid for the sites provision.

The holiday park was clean and well kept and the staff were all very good. . . there is a swimming pool and bar at the park and nearest shop was a 5 minute drive away. Chalet we had was pet friendly and was very nice, appeared to have been refurbished recently. Kitchen is a bit small but had takeaways and ate out mainly. . park for walking dog was also minutes away.

We absolutely loved our time away here. It was our honeymoon and we had such a amazing time and enjoyed the local area immensely. We stayed in a pet friendly bungalow and it was very tiered inside and one wall was really dirty from a dog that was wet and muddy and should have been cleaned, our dog also caught flees in the accommodation and he is on a monthly flee regeim on leaving we reported this to staff who told me no pets had been in there for six months well if this is the case the cleaning staff do not do there job properly they said that the management would phone me later to discuss the problem but guess what no phone call had my money don't care attitude . could not move to alternative accommodation as full. They are now doing up grade to all accommodations but there attitudes have put me off returning very very poor

We enjoying staying in the bungalow had a lovely setting near the marina. The site was very clean and was looked after. The gym and swimming really good, I had 2 boys with me of 16 and they loved going into the gym everyday and then having a swim. Could maybe do with a crazy golf on site as all ages of people enjoy playing that just something for people who don't swim, but other than that a perfect place to venture out from.

Lovely location. Chalet was up to date and clean. It would have been more comfortable with a couple more arm chairs to cater for all of us (there were only enough for 5 in an 8 berth) so we had to use dining chairs. The club was ok but the beer was quite poor. All of the staff were friendly and informative. Walk in the park around the marina was lovely and lots of places to eat or get take aways nearby which were good. The beachfront at lowestoft was a 5 minute drive. Lots of things to do there and very quiet.

The house was lovely and have all the facilities you could need. The restaurant was perfect for the nights you didn't want to go far. Having a pool on site was lovely. Only facility that could be improved is the children play area. It is only very small. There is so much to do in the area that this wasn't a problem though.

What a fantastic place to stay, from the moment we checked in, our every needs was met. . I can not fault the staff, every time we visited reception to ask for suggestions each member of staff had ideas for us. . the lodge was beautiful and in a secluded spot which suited my and my partner fantastically. . my only issues, well not even an issues was that both of us could not be in the kitchen at same time. Rather small. But it did not affect us in anyway.

Ok first - when I booked the property the price was one,but when I receive link with pavement details the price was much higher and thats with summer discount that they provided!!!!!!! . ok secound - there is no barbeque place and nobody alloud to make it by ourselfs. Ok third - outside house is nice but inside is like 30 years ago, when we came in it was stinking with chloridium or some chemicals. Ok fourth - when I came there I was notifyed that I have to top up electricity bymyself. Ok fifth - swimming pool just for children - 1m depth. Thats all ridiculous

Clean and tidy accommodation but outdated. Some of the equipment in the kitchen was sparing and the pans were old and one unusable. The swimming pool was clean but small and we had to leave on occasions because of swimming lessons. Which is difficult to explain to a child with asd. overall the site was good if dated.

Pleasant surprise on the complex being well organised and the chalet updated to a satisfactory standard. especially pleased with the enclosed decking which was great as we had our dog with us, so could have doors open to the outside. . one major problem is the chalet is overlooking the new designated area for some new chalets which were being built for purchase. once these are finished it will make the open view less appealing, as we liked seeing the sun setting from the west facing decking. having said this, we were not disturbed by the work during our weeks stay. . we did not eat in the club house, as we were unable to take our dog with us, but there is ample outside seating, as long as the rubbish bins are emptied, as one did honk a bit where we sat. it was not warm enough to remain outside eating food whilst we were away, so unsure what the food was like. . every one we interacted with on site was pleasant and friendly. I would consider returning, but fear the chalet we stayed in will be ruined by the additional new ones spoiling our view.

An excellent four night stay for me and my teenage daughter in pleasant surroundings and comfortable accommodation. Swimming pool and sauna are excellent, and the quayside bar & restaurant serves good value pub style meals, freshly cooked. Location of site is ideal and serves as a good base for visiting attractions in the area.

Given a place next to building site and each morning woken by construction vehicles etc. Then if we decided to stay in for a few hours, we had to put up with the noise of workmen and machines.

Good location. very quiet and spacious site. our unit was more basic than expected for the price. mattresses and seating tired and worn, loo pedestal cracked, bath panel cracked, oven and cooker extremely slow and difficult to use. the grill pan had remains of cooking onb the wire and a puddle of grease on the bottom of the pan. We enjoyed our holiday but I do not think it was good value and the brochure price and description led me to expect a higher standard of accommodation. I mentioned this to staff as we were leaving and we were told that they are getting round refurbishing units. Ours number 44 needed attention!

Arrived on a monday. Had no hot water.went to office tues morning. Told me plumber would be there wednesday. They gave me £ 5.token to keep us going.we left friday.never did see a plumber. Told them when we left about hot water and plumber never did arrive. Was told they will look into it.bit late for that I said we're going home now

Holiday overall was ok . inside and veranda needed cleaning and having asked on the monday for veranda to be cleaned was finally cleaned after second ask on thursday so could not use during holiday we cleaned the inside painters need instructions on finish etc food and people in club very nice site clean and local walks very good

Positive - great location - lovely park and surrounding areas - bungalow in a good location on the park. . negative- no tv in bedroom/s so felt very limited and restricted as to when tv could be watched. . there was no free wifi . . no table and chairs on our patio to enable us to sit outside

Had a great holiday. Lovely to come & go whenever you like. View from the marina is always beautiful. I've been coming for 10 years! bungalows are comfortable & food value for money. Good to have restaurant, swimming pool, laundrette & gray views on site.

I would recommend this holiday destination to anybody, the staff were very friendly and made us welcome. The accommodation was like a home from home, very clean and comfortable, the gym, the pool, and sauna was very welcoming and the surrounding areas were fantastic for walking the dog .

The location was lovely. the park was lovely. the entertainment was great we had a lovely weekend visiting gt yarmouth and having a trip on the river boat. the accommodation was awful. they say they are refurbishing but should still maintain certain standards if renting out. we stayed in no 57 which they say is due to be refurbed. the sofa was broken there were holes where work had been carried out ie changing curtain poles and heaters and shelves bad work not finished. the bathroom the blind was full of mold and mold and damp coming through the flooring the bathroom mat provided should have been thrown out years ago. the ouside area was dirty and didnt look like it had been cleaned for months no outside furniture provided. this was not fit for renting out. I handed in my survey form and explained to the lady how and why we were not happy. she said we should have let them know before so they could put things right but like I said they should have known and the things wrong couldnt be put right in a weekend and we were there for three nights. I dont know what cleaning company they use but there were dead spiders and cobwebs all over the place. it wa such a shame as we were really looking forward to it.

Was very disappointed with the chalet we stop in .needed a good clean and up dateing.the bath panel was stuck down with sellertape .sliding door bathroom you could lift up in the air .dust under the beds .horriable smell in the chalet needed a good clean .the site it's self was kept beautiful.when I returned the keys day of departure..there was other ppl complaining.staff reception friendly .bar staff to site pub very rude .it's a shame about chalets it would be a lovely place to stop at plenty lovely places to eat chalet just let it down .not worth the money at all

Basic accommodation, but very clean and perfectly adequate. The bar/restaurant was pleasant and quite stylish. The indoor pool was small, but nice for children. It would have helped to have a map showing the location in relation to the surrounding area and local attractions, etc. However, it was a good base for a long weekend and we were happy with it.

Great location handy for trains to lowestoft and all stations to ipswich or london and very helpful staff. . . plenty of leaflets on arrival about the site but little on how things work in the chalets. needs to be all pulled together in one folder that lives in the chalet. . need to have opaque et curtains in windows for privacy not just heavy full curtains. . website unclear that towels are not provided albeit the site resolved that situation for our stay thankfully.

Our favourite regular place for a break, everything on site including the excellent bar restuarant. Peaceful & no redcoat stuff. . there are more pubs and eateries in the village and it is an easy drive to lowestoft or gt yarmouth and the railway is also convenient. . staff always brilliant and helpful.

Family enjoyed a relaxing break at this attractive holiday park. Spacious 4 bedroomed chalet and quiet swimming pool with sauna were the best bits. Marina and park were only a short walk away. Very enjoyable short break.

Lovely place to stay again. The chalets are needing some repairs now though, basic stuff. The clubhouse not being open in the daytime, as we have children, could be looked at for a few days in the week perhaps. Lovely clean site, swimming great and staff superb

We were undecided, whether to stay on a houseboat, or stay here. I am glad I chose the latter!. I was pleasantly surprised at the quality of the chalets. for the price I paid. It was excellent! the kitchen was compact. But, I didn't go on holiday to cook 5 course dinners. There are take-aways and resturants close-by enough to walk to. (with delivery service). the grounds are nicely maintained. The café on-site is very reasonably priced for food. The things I liked about it most......the park leads to oulton broad, from where there is a walk out to a nature reserve, with an outlook of peacefull tranquillity as far as the eye can see. . brilliant swimming pool,plesantly warm for babies and toddlers,with sauna and jacuzzi. Really exceptionally naturally nice staff. Who were very helpful . everone there was very pleasant. Excellent value for money thank-you .

I have stayed at broadlands several times before as it is close to family. I always choose to stay here above anywhere else in the area. It has great facilities, friendly and helpful staff and plenty to keep the children happy. I will definitely be back again and again.

On arrival we were told there is a building site behind us, never told this when booked. The chalet was run down with mold in the bedroom and bathroom. We had ongoing problems with the electrics with heaters sparking and cutting out electricity supply. No hot water in the kitchen tap, which was fixed when we complained. The swimming pool was too cold for my children to swim in and the showers on site were broken. I would definitely not recommend!

I had a really lovely time with my granddaughter (age 7) and dog. The accommodation exceeded my expectations. Everything was in the bungalow that we could have needed. The electricity card we bought at reception, I put £5 on and it lasted the four days with some spare which was ok considering it was february & we had the heating on each day! the swimming pool was really warm & not overcrowded. There is a beautiful park next to the site which we walked to each day through the holiday park. It was about 15 minutes away & the walk takes you along the broads. This was a lovely walk if you have dogs and children. (it also wears them out while having fun - bonus!) if you are looking for lots of nightlife & activities then broadlands may not be for you, but if you want a peaceful, relaxing break with enough to do then I would recommend it. It is also very close to lowestoft, yarmouth etc. I would definitely go again. Thanks broadlands!

We had 2 properties with 2 young families. Very quiet and certainly not a place for lively holidays. . staff were amazing. Particularly the housekeeper and the pool staff. All staff said hello when we passed them onsite.

Lovely clean, well-appointed chalet, but health and safety lacking in the bathroom - no grab handle to get in and out of the bath/shower safely, and no non-slip mat provided in the bath until I asked for one, which was instantly forthcoming, I am pleased to say. . bed very firm - rather thin mattress for my liking! moved single spare mattress from other bedroom and placed it on my double, then I slept well for the next two nights.

An excellent site, the accomodation was small but perfect for a base to explore the broads. The staff were lovely and could not do enough to help, the swimming pool was brilliant as we went in september and we had a pool to ourselves in the evening. On the map it shows a station, we did not hear trains from our accomodation. The site is a mix of purchased accomodation and 'to let' accomodation, it was a well kept, pleasant site with our neighbours who owned their holiday let were lovely and everyone passed the time of day with you - so for visitors a very warm welcome. On site there is a pub restaurant which was friendly, I can recommend the jacket potato and salad, my son had a hamburger & chips - this was nicely cooked and staff friendly. There is an exit from the village to the fens - you could walk along the river waveney for miles - which we did that day (to beccles) we walked across the fens and then used cycle routes back -bike computer logged 26 miles that day, a great place for twitchers. We took our bikes on holiday and the area does not boast their excellent cycle routes, but there are cycle routes into lowerstoft from here, to beccles and to kessingland (which we took, there are many more that we did not try we took our bikes across the fens and cycled back on cycle routes, I think the area should mention the cycle routes - we walked and cycled 100 miles in a week - all on cycle routes. So a great place to park your car and get fit with children. We visited 'africa' cycling there and back- some achievement!ha ha - seriously a zoo 'africa' a lovely place to visit at kessingland. Along side the village was a park, with tennis courts that we used - take change as it is a slot maching payment. The sea front at lowerstoft is three miles away; we had lovely weather and took picnics, but there are hotels & cafe's where you can eat/drink.

Beautiful location with lots to see and do in the area. The lodge was a bit tired and could do with upgrading, but had everything we needed. It was a bit of a nuisance having to park the car away from the lodge, especially as one of our party is registered disabled, but it was a minor inconvenience. Overall a good holiday and we would certainly consider returning.
