Broadland Holiday Village is situated on the banks of the Norfolk Broads, in the village of Oulton Broad. - in Suffolk. The position of the holiday park makes a great destination for a whole host of holidays. The Norfolk Broads are a great source of entertainment - windsurfing, sailing, and fishing are all regular sports taking place. Or hire a motor boat for a few hours, and take to the water in a more relaxed style. There's all manor of boating entertainment going on around this area - including power boat racing on a Thursday night.

You've also got the seaside town of Lowestoft about 2 miles to the East, and the resort of Great Yarmouth 10 miles up the coast.

This park has activities you can take part in too. You'll find a children's pool and an indoor swimming pool. Or enjoy a drink in the "Waterside Bar" - which also serves bar meals and takeaways; you don't even have to worry about the calories from the takeaway, a gym is also to be found on-site, so any excess eating can be burned off quite effectively!

Lovely clean, well-appointed chalet, but health and safety lacking in the bathroom - no grab handle to get in and out of the bath/shower safely, and no non-slip mat provided in the bath until I asked for one, which was instantly forthcoming, I am pleased to say. . bed very firm - rather thin mattress for my liking! moved single spare mattress from other bedroom and placed it on my double, then I slept well for the next two nights.

An excellent site, the accomodation was small but perfect for a base to explore the broads. The staff were lovely and could not do enough to help, the swimming pool was brilliant as we went in september and we had a pool to ourselves in the evening. On the map it shows a station, we did not hear trains from our accomodation. The site is a mix of purchased accomodation and 'to let' accomodation, it was a well kept, pleasant site with our neighbours who owned their holiday let were lovely and everyone passed the time of day with you - so for visitors a very warm welcome. On site there is a pub restaurant which was friendly, I can recommend the jacket potato and salad, my son had a hamburger & chips - this was nicely cooked and staff friendly. There is an exit from the village to the fens - you could walk along the river waveney for miles - which we did that day (to beccles) we walked across the fens and then used cycle routes back -bike computer logged 26 miles that day, a great place for twitchers. We took our bikes on holiday and the area does not boast their excellent cycle routes, but there are cycle routes into lowerstoft from here, to beccles and to kessingland (which we took, there are many more that we did not try we took our bikes across the fens and cycled back on cycle routes, I think the area should mention the cycle routes - we walked and cycled 100 miles in a week - all on cycle routes. So a great place to park your car and get fit with children. We visited 'africa' cycling there and back- some achievement!ha ha - seriously a zoo 'africa' a lovely place to visit at kessingland. Along side the village was a park, with tennis courts that we used - take change as it is a slot maching payment. The sea front at lowerstoft is three miles away; we had lovely weather and took picnics, but there are hotels & cafe's where you can eat/drink.

Beautiful location with lots to see and do in the area. The lodge was a bit tired and could do with upgrading, but had everything we needed. It was a bit of a nuisance having to park the car away from the lodge, especially as one of our party is registered disabled, but it was a minor inconvenience. Overall a good holiday and we would certainly consider returning.

We have stayed in the holiday village on numerous occasions. . it is perfect for us, not too big & noisy it is ideal for a couple to get away for a while. We don't mind children but do dislike the big holiday complexes with hi-de hi type activities which the village does not have. . the local suffolk and norfolk countryside is amazing with plenty to do and see if one wants. . the village has plenty of restaurants, bars and basic shopping facilities with lowestoft and great yarmouth not not far away. . . the site itself has an excellent bar restaurant complex near to the quayside. . admin, cleaning and bar staff are all friendly and helpful, parking is good too. Chalets are well fitted out and have always been nice and clean. . one small gripe I would like to see a more reasonable wifi service, the one in use is expensive by the day or week when all I want to do is check some basic things for a few minutes. Could you not have an hourly paid service. After all wifi is actually free most places nowadays and almost an essential? I believe it is free in the bar.

This was our third year staying at broadland holiday village, although the bungalows are very basic & do need updating we enjoyed our stay very much. The location is ideal, so much to see & do within easy reach. . we had the midweek carvery in the on site restaurant, which was very good value for money. . having out dog with us we find broadland holiday village the ideal place to stay, so much so we will be booking for next year,

We have been holidaying at broadland holiday village over the last 19 years on and off, wonderful location for touring the area and being next to the oulton broad. Accommodation bungalows still very good value for money. It is a shame with the take over of the site the individual family approach has gone, as it was a family concern previously. I am sure this will improve with time. However, it is still a great place

Beds too uncomfortable to sleep due to the springs sticking up. cot so low to the ground unable to bend to reach the baby. taps in kitchen not fixed to the units without turning round. lovely area and nice people.

Booked 2 bedroom bungalow as we have a 1year old and also booked cot. However cot could not go in bedroom 2. As we were lead to believe when booking. We could have booked a 1 bedroom bungalow. Not given the correct information at time of booking a little disappointed with this.

Really lovely location right on the broads with a nice pub / restaurant. . accommodation was basic and in need of updating but that was ok as we rarely used the place and spent most of the time outdoors, would defo visit again . . pleasurewood hills nearby for kids and plenty to do generally

Whilst the location here is great, staff lovely, and the pool and gym a lovely touch, the bar and restaurant is expensive, and I think the accommodation is pricey too. We ate at a harvester not too far away, and at the wherry, a short 20 min walk from broadland, 5 mins in the car, but we did have to queue for 30 mins plus for a carvery once we had a table. Local spar and other restaurants make this an ideal location for exploring..

This was our second visit, we love the site and the local area, our bungalow was alittle disappointing as we found the sofas so uncomfortable and found dirty saucepans in cupboard otherwise everything else was fine. We had excellent weather and would of liked a table outside to eat our meals to make the most of the good weather . we hired a boat locally and would recommend this to any family as it was so relaxing and lots of fun good value for money.

The site generally is nice and relaxing with plenty of walking areas and views. The appearance is kept well neat and tidy but grass cutting is done too early. The internet connection is a joke and the accommodation is shabby with worn out sofas and beds. Been visiting during hot tub avalability and sadly all removed. In my opinion that is a bad move as this adds to a more relaxing enjoyable stay. Sorry I will not be returning.

Basic but adequate bungalow; comfortable bed with crisp cotton bedlinen. Tv and dvd player if you're staying in with children in the evening. lovely and quiet. Tea towels were provided but take bath towels. Great location for surrounding places: thorpeness meare; southwold; aldburgh; pleasurewood hills; great yarmouth; africa alive etc. As well as on site marina and nearby nicolas everitt park. Marina bar/restaurant was a bit overpriced but there are other restaurants and pubs near and also a spar for essentials. Didn't use the pool or gym but they looked fine. Permitted to drive up your accommodation to unload, with plenty of parking subsequently.

Oulton broad, where the holiday village is located, is very picturesque. The immediate surrounding of the broad is also very pleasant with a marshland park, a park, and easy access to boating facilities. The park has a couple of good amenities - a nice play park and a good swimming pool. . the park is let down by the quality of the accommodation which is poor, especially given the price. The interior of the holiday cottages are old and not particularly well maintained. In addition there isn't really anywhere with particularly good food within the immediate area.

I have just recently got back from a week here in a 2 bedroom bungalow! this is my third stay here and this year brought my family dog and mum! the walls were all marked looking like someone before us and been playing football! all behind the back of the double bed were black scraping marks! only 4 hangers per wardrobe which isn't enough for a week stay! total forgot to being towels however no where states towels not provided! we went to local supermarket to buy food and spent a good 75 pound for the week got home and put into th3 fridge and the freezer this was on the mondays! we realised the freezer was not working tried to play around with the button to fix but had no joy I therefore approaches the desk in which I felt unwelcome the reception were inthralled in a chat in which I interupted I made them aware of my freezer they ask my bungalow number snd if I had food in which I replied yes! no one arrived at all to fix therefore had to through away all the food!. also the quay used to have week carvery this has stopped why? . also used to be 2 meals for 12 pound instead meals start from around 10 pound each! upon arrival we all ate there mt mum ordered the chilli which was tasteless and I ordered the chilli pasta very bland and felt and tastes like the pasta was not cooked fresh and warmed up from the night before a rubbery texture! so the quayside bar as gone from a good value for money pub to a expensive low value of food establishment! I visited every year to this park however this year I actually visited other parks in order for me to visit next year .

The holiday park is ideal if you want to use it for a base for your holiday. There is not much on the site to keep you entertained but the nearby park is within walking distance. The train station is right on top of the park so it is easy to get into lowestoft by train. The only disadvantage is that the bus service does not run in the evenings, sunday's and public holidays. So if you don't drive you are stuck.

I do have mixed feelings but that said I have recommended it to my mum who has booked a holiday for the end of this month and we will be coming back. Our accommodation was damp and there was a really bad smell from the bedroom furniture. The lawnmower broke our window so we were down to a single pane which made it really cold and we rocketed through electric cards because of this. the staff were really helpful. The pool was very good but did need a good clean. The food in the pub was overpriced and not great. The accommodation was a large enough and very well equipped. It was disappointing to find out as we were leaving that discount tickets were sold for local attractions. This was not in the welcome pack and there were not any posters or leaflets advertising this in reception.

A good site in a nice location is why we have visited many times but room for improvement.the clubhouse is clean and modern and drink prices are resonable but food menu is limited and expensive .swimming pool is good but gets busy with people from outside of site which can be annoying.

As a dog friendly site our king charles was not allowed in the bar. It was very cold outside so we went offsite and found 3 dog friendly pubs who were great. In future we will ask if dogs are allowed before booking as they are in most holiday village clubhouses. The bungalow was very clean, but the bathroom needs upgrading. No free wi fi .

Had a great week. My wife and I loved staying at broadland holiday village as it was. So peaceful and relaxing. Good walks were on the door steps. There is a great swimming pool and a gym. There are plenty of places to visit either by walking, car, bus or train. We had a great time and cant wait to go back.

We have been to broadlands 3 times before and enjoyed it because we can take our dog. With us ,. but this time we had contract workers next door to us and we was being woken up at. . 5.30 and 6 every morning except the last day when they moved to a different chalet . we came away for a quiet holiday not to hear doors banging at that time in the morning. I know you have to hire your chalets to anyone but I think you should have separate . accommodation for contract workers that work on wind farms and other firms. . the other thing was we had to go into town to have a drink where they take dogs in the. Pub, we were not aloud to take dog in your bar, fair enough ,but you could accommodate. Somewhere under cover out of the cold or rain maybe, we would have used it more . I don't normally moan about anything like this but I think it should be looked into.

The main positives of the holiday village were the location and the price. we had a week during the easter holidays and it was very cheap. Location wise it was great for getting to the nearby beach in lowestoft, pleasurewood hills was a great day out for our young children and only about 10 minutes away and we made the trip to great yarmouth which was only 30 minutes away. the swimming pool was small but on the 3 trips we made, this was never an issue as the pool wasn't busy. we didn't make use of the onsite restaurant which offered a pub type menu and entertainment (live music, bingo.) as we were too busy exploring elsewhere. . . the only issue was the accommodation - very basic and cold as only heated by storage heaters, which let out little heat and if you wanted to use the additional heaters, you had to purchase payment cards to charge the electricity meter. thankfully after the first day we were blessed with lovely weather, so we were out and about and didn't spend much time inside. . . would I return? possibly - for the price it was good value and it was a good location for exploring. I liked the look of the wooden lodges on the site better, but not sure if these were available to rent.

We booked this particular place as we were visiting family in the area. The park itself is clean and tidy and very pleasant. My only gripe with it is the swimming pool is used for swimming clubs so isn't always available, however there is no mention of this anywhere on arrival or in the welcome pack do you turn up expecting to have full access to be turned away. That was my only gripe.

I have stayed at the site before, love the location, so many different things close-by from africa live, to carlton marshes, the tram museum, as well as seaside and pleasure wood hills. something for everyone. site is clean, well maintained and well presented and facilities are good, didn't use the pool this time but plenty of choices and the food is fresh and very reasonably priced. would definitely recommend.

We booked this holiday village during half term, while we had planned things to do during our stay I found the lack of things to do for the kids in the holiday village non existent, the wi-fi should be free. we paid 12.50 for 4 days and the service was very intermittent. the restaurant on site was over priced.

The bungalow smelt very strongly of smoke despite the no smoking signs. When we mentioned this and that a bulb had blown in the lounge, to reception on check out the receptionist didn't make a note just moved on to the next person - basically not interested. I appreciate the task of policing the no smoking policy is a difficult one but it should be investigated or perhaps the carpets need cleaning. We have stayed at broadlands several times over the last 3 years and have always been impressed with the cleanliness but this is the second bungalow that has had a strong smell of smoke.

My only negative is the electric you pay for via a meter. I think it would be so much better if the cost of the electric was added to the balance of the holiday. I found I was constantly checking and worrying about it. . . but everything else we couldnt fault and we will be back :)

We have been many times to this holiday place and always enjoyed our stay. .accommodation is basic but comfortable . we love the jacuzzi and the swimming pool with sauna! . the restaurant serve nice food and the atmosphere is friendly! . the marina and the park is very close so we do lovely walks with the dog and our son. . I would recommend it for people looking for peaceful and relax break!

For a couple the accommodation was just right with good equipment and services. Should you want a swim the pool is on-site as well as a bar/restaurant. The location is good, close to services, the town and sea with good walks nearby. A very comfortable site. I would revisit.

Excellent value for the money. ideal for exploring that part of the country. little bit dated but having said that, they were double glazed and surprisingly warm, and the furniture was of a decent standard. was spotlessly clean and had everything you needed. only down side for us was lack of privacy as people did tend to look in as they walked past. overall would definitely stay again if in the area on a short break.

This was our 2nd visit to broadlands. I like it mainly as it is dog friendly. Also can have a hot tub with some accommodation. It is a quiet site but in a area close to marina and short drive to lowestoft and southwold.

We have been coming to the park for many years now on & off. There is definitely a decline in the homes. This year, there was 17 in our party 5 separate places. One in particular had almost no hot water, the toilet was leaking & the heating was non existent. Not good for an october break. Staff were understanding but those details wasn't rectified. A very disappointing visit this year & as a result we have already been looking for an alternative. Wouldn't recommend unfortunately.

A lovely place . we own an inflatable boat and the easy access to oulton broad was one of the reasons we chose this holiday. The staff were very friendly and helpful and the village was kept very clean and tidy. my only issue was with the speed of vehicles using the road to and from the restaurant car park. there is a 5mph sign at the beginning of the road but it is not obvious and not adhered to. we had a wonderful week and hope to return!

Suggestion would be to leave washing up liquid as it is not something I have ever needed in a self catering property evn if its just a bottle with a little in so not worth stealing! . also instructions of using the heating system in caravans. We made a last minute booking to watch the classic motor boat racing and we were pleasantly surprised to find it was on the door step. on arrival at the broadland holiday village we were welcomed by pleasant staff and this was consistent throughout the holiday village. the bungalows were clean and comfortable but would benefit from pleasanter décor but this would not prevent us from visiting again. The food served in the onsite facility was of a high standard and reasonably priced. We enjoyed being able to access walks for the dogs directly from site.

Have stayed at broadlands many times over the last 6yrs and always loved every minute of it. My daughter now 12 has always had a great time and made many new friends. Unfortunately on our last visit at the end of august our experience was not the same, check in was supposed to be 4.00pm but when we arrived just after this time with a car full of shopping for the week we were told accomodation was not ready due to lack of cleaning staff, not really my problem. However these things happen and we went for a drink. When we eventually got our keys the chalet was clean, however the bath panel was cracked fixed with deplorable. , the toilet seat moved every time you sat on it and the hot water tap was not complete. We reported these to leisure reception at about 6.00pm on the saturday as normal reception staff had gone home, when we left the following saturday none had been fixed. We went to the pool every day, still a nice pool although cleaning standards have slipped, pool water not as clean as usual, around the pool not cleaned as clumps of hair and dirt where there all week, lack of interest from leisure staff as although signs were in place around the pool regarding safety ie diving,jumpi, these were clearly ignored by families, and when pointed out to staff by my husband there was no interest or explanation as to why duty of care for other pool uses were not being adhered to. Also my husband reported that the gents changing rooms needed cleaning and also a lack of shower curtains. Since our last visit 2 years ago there is now a distinct lack of play equipment for the younger children, either removed completely or cordoned off with tape. The bins for dog waste were overflowing and were not emptied all week. It is sad that a lovely park which was owned by the same person for many years has managed to go in decline after being taken over by a much bigger firm. Will definitely think twice before returning.
