Ideal for walkers, lovers of nature and dog owners. Not 5* luxury but it is a wooden cabin!. comfortable and relaxing; our second visit!. owners and staff are ultra friendly and helpful. The swimming pool is a wonderful bonus!!. I would recommend and we will return Nigel from Leicester (07 July 2017)
Had a great time with the kids, host were very welcoming and friendly. Made good use of the pool and the surroundings were fantastic. Would definitely stay at this cottage again. Luke from Chelmsford (03 July 2017)
Lovely location , nice and quiet , very friendly people. Craig from Bournemouth (23 June 2017)
Incredible setting so peaceful lots of birds etc. Shower was a bit feeble and on frosty mornings it was chilly in bathroom and in the evenings. Caretaker really friendly, use of utility room was excellent. Was too early to try out swimming pool but hope to when we come again in september. Pity it was so booked up as we would have liked to book a week for a second visit but only 3 nights available in september. Must be popular!! lovely walking our dog loved it. Excellent value for money. Jenny from Worthing Sussex (28 April 2017)
Great place, very tranquil, lovely location and great little cottage. Only down side was unable to get any phone signal on either mine or husbands phone. Lee from London (24 April 2017)
5 star location. Julian from Suffolk (31 March 2017)
Fabulous place. David from Worthing (24 February 2017)
Such an amazing place to stay so quiet and tranquil. Very friendly owners/caretaker who were always around if we needed anything. Beautiful cottage and such a great view to wake up to every morning, will definitely be coming back soon! Chris from Kent (20 February 2017)
First class location. Cosy and warm with a comfortable bed. Great place to get away from it all. Peter from Aylesford (16 February 2017)
A very comfortable cottage with all the basic's covered, and a very well equipped kitchen for the size! jane was very helpful and welcoming. What really made this cottage so wonderful was the back garden. Literally step off the patio and you are in miles of heathland! so beautiful to watch the changing light, and fab for walking. A great get away for us and the dog, we are hoping to return! Jennifer from Canterbury (10 February 2017)
If you're looking for somewhere quiet to escape this place is perfect!!! Jason from Aldershot (16 January 2017)
We spent a lovely four days over new year. the location is stunning and the cabin is very comfortable. for a relaxing break it is ideal. the ponies come up to the back door and we also saw deer and pheasants wondering around. very comfortable bed, amazingly equipped kitchen in a small space. it is a mobile back spot which we enjoyed but the wifi was reliable. . the caretaker, jane, was extremely helpful and friendly. . a more powerful shower and the kitchen tap would drip but otherwise a lovely place to stay and an enjoyable new year. Lynsey from London (03 January 2017)
Fantastic location very homely, dog friendly able to walk from the cottage straight onto forest, spent 3 day's in november.would like to return in the spring. Peter from Uckfield (21 November 2016)
Drive up to cottage full of very large pot holes for a good half a mile. although cottage was located in the forest with a good view, it was quite dark inside. plenty of walks from the door. owners helpful and obliging. couldn't find a potato peeler in the kitchen strangely enough. comfortable bed. no shops nearby, but local pub was good and within walking distance. Diane from Tamworth (11 November 2016)
We had a lovely time yet again. This cosy cabin is the one place that we truly relax and unwind. The location is stunning as is the wildlife. The owners and jane couldn't be more welcoming, helpful and keen to ensure that you have a great stay . highly recommended Nita from Devon (31 October 2016)
Location, location, location. Confirmed Guest (21 October 2016)
An idyllic location for peace and relaxation Mike from Tunbridge Wells (30 September 2016)
Would I go again yes, if you love the outdoors an walking,i have two dogs you can go of without getting in your car for as long as your dogs can handle and see donkeys, deer, cattle an ponies just roaming free in the forest and heathland,i also see them whilst sitting outside the property, but do take clothes you don't mind getting muddy if you want to venture, the owners of the property are really friendly an easy to get on with, all in all a real break from 'normal' life just what I needed Paul from Leighton Buzzard (23 September 2016)
If you love the great outdoors and simply want to escape, then this is definitely the perfectly located let. The close connection to nature is just wonderful with a suite of different habitats surrounding the cottage in this stunningly beautiful area. . . we are a group of four lepidopterists who thoroughly enjoy staying at the cottage which is both comfortable and well appointed for such a secluded rural retreat. The fact there is an outdoor heated swimming pool adjacent to the let is the icing on the cake. Robert from Bidford On Avon, Warwickshire (16 September 2016)
Third time here and love it. You don't come to this cottage expecting the lap of luxury as it's essentially a wooden cabin, but the location is perfect - quiet, wildlife and great views. There is wifi but it didn't work when we were there, but it made it the perfect opportunity to get away from technology. . . we'll be back again. Sarah from Longfield (12 September 2016)
Fabulous, our dogs have never been so exhausted we are already discussing when we can go back. The hosts made us very welcome. We loved it and didn't want to go home. Hilary from Kent (08 September 2016)
The best holiday ever for relaxing and dog walking only back home a day and already thinking of booking another visit Colin from Welham Green (19 August 2016)
We loved the cottage and surrounding area. A perfect place to relax. Owners were lovely. Making us feel welcome from the time we arrived to us leaving. You can even have a yoga. Session in the beautiful . Catherine from Hartlepool (12 August 2016)
Enjoyed our 2nd stay at the cottage so much I have already booked again for next summer Stuart from West Oxfordshire (05 August 2016)
Excellent cottage. Friendly owner and great location. Bigger than it appears from pictures! Stephen from Leeds (29 July 2016)
Location outstanding, on the edge of the moorland, right in the forest. the accommodation was a very basic cabin. The bedroom being of good order, with a comfortable bed, however the living area felt tired and worn. the carpet was very threadbare. the fridge door handle was broken and the kettle lid release did not work (requiring the use of a kitchen utensil to open it). the use of the swimming pool was great especially as we were there for the hottest week of the year. Sally from Worthing (22 July 2016)
The setting for this novel lodge was perfect. We were able to cycle from the house on close by cycle tracks one way and to the farm shop the other way on an almost vehicle free track. The lodge, although close to the owner's house is hidden in it's own area overlooking the open forest. . the lodge was equipped with everything you need, even a piano (i am a music teacher!). we liked the small paved terrace very much - you can sit on the benches and watch the sunset or just look out to the ponies, ducks, birds and the little white dog who comes to visit in the evenings. Noting a previous comment about the threadbare rug (it was a little worn, no more) in the main room, we thought it added lots of charm and was, once, obviously a good quality rug. Both the owner and caretaker are very friendly and made us very welcome. Marian from Kent (15 July 2016)
A beautiful, idyllic location. as previous reviews highlight there are issues with cleanliness eg cobwebs and dust in lamps and shower room, shredded carpet. the double bed is comfortable but the sofa bed isn't. however, we thoroughly enjoyed its location right in the new forest along a bumpy track, so in all honesty you don't expect pristine accommodation - its too close to nature! our dog loved it too. the care taker and owners were very friendly and happy to help. A stunning country pub just 10 mins walk, a beautiful brook and miles of countryside literally on your doorstep. Confirmed Guest (08 July 2016)
Comfy bed, hot shower, dog friendly, great hosts. Swimming pool and sauna. lovely walks. horses, donkey, cattle, deer right outside the gate. dogs allowed in the local restaurants and bar. Franki from Kelvedon (06 June 2016)
Excellent location, however lots of cobwebs in the toilet and shower. Carpet very threadbare. Wooden table outside broken. . views great and peaceful. Kerry from Kent (09 May 2016)
Fabulous location, ideal for those who want to quit the rat race and enjoy nature at its very best. the cabin contains everything you could ever need in a compact space, and the owners and caretaker (an absolute gem) who were on hand if you had any problems, or simply wanted to know where the best places to visit. our dogs loved it, and it was amazing to watch the horses in our "back garden". we'll be definitely be making repeated visits. Cheryl from Corby (06 May 2016)
Location and style of cottage is wonderful and really scores at least 15 out of 10 , owners and caretaker are kind and helpful. Cottage need a serious up-date, needs to be better equipped there is not even a cupboard to put food in. Bed was fine but sofas are really uncomfortable and old. Carpet in lounge was threadbare and dirty. whole place needs a really deep clean. Shower and shower room need particular attention as hygiene was a bit worrying. It was difficult to get wet in the actual shower. Despite all the above we loved it there and had a wonderful holiday and would go back in an instant. perhaps because of the above the rent should be reduced as it is quite expensive for the poor standard. Of course its position in the new forest with the peace , quiet, and wildlife is why cottage is popular. The lovely owners seem totally unaware of what is expected or needed in a holiday home. And seemed grateful for my input as I did make them aware of shortcomings of their holiday home, not sure they really understood as of course we do not all have the same standards. Anita from Kirby Le Soken, Essex (29 April 2016)
Our back garden was literally the new forest! heaven! Nicola from Hawkhurst, Cranbrook (22 April 2016)
Perfect setting, jane was lovely, but the cleanliness needs to be addresses urgently as the first feature that strikes you as you enter the property, a carpet is threadbare and dirty, a few hours and some hot soapy water to give the place a really good clean and it could be lovely, we did notice some of these issues had been raised by other visitors before in the visitors book, but as far nothing had been done about it. Harriette from Worthing (14 April 2016)
Dockens water is a real get away from it all holiday. the stunning vista provides a back drop to a restful and peaceful break. The accommodation was excellent. Perfect for my son who loved the loft space and made it his den! Eileen from Isleworth (28 March 2016)
Beautiful position of the "hut" makes up for some inconveniences. David from Hayling Island (11 March 2016)
Most relaxing holiday ever Jane from Dorking (12 February 2016)
Great get-away in a perfect location. Confirmed Guest (31 January 2016)
The directions were clear to get to the cottage, and on arrival we were greeted by jane and her lovely dog. Jane showed us where the cottage was, over a bridge with a beautiful stream and past some bamboo; there stood this gorgeous little cottage with an incredible view. The cottage itself was incredibly sweet, very traditional. There's a small decking area outside the back of the cottage, which I will imagine would be perfect in summer, which leads straight into the forest itself. The walk was incredible, with spectacular views and very kind wild ponies! as we visited in winter, the heating did have to be kept on most of the time but that is expected. Facilities were great, there was everything that we needed to keep to cottage in shape and also enough room for our very lively husky. A lovely pub is about a 10 minute walk on the main track, which there will be many ponies, donkeys and even a pig to greet you! we would love to visit here again, as it really is a unique place. Jane was incredibly helpful in letting us know where everything was, and nothing was ever too much trouble for her. Would absolutely visit again! Rachel from Tunbridge Wells (11 January 2016)
Perfect! we spent a fantastic christmas at the cottage, so warm and cosy. We were sad to go home. Our dog was in his element having the forest as his back garden! the location is amazing and the cottage is so cute and homely. We enjoyed every minute of our stay and have already booked up again to stay in the summer. Sally from London (28 December 2015)
We love this part of the new forest, the hidden little cabin was perfect. everything we needed and cosy. We had horses and pigs visit the back of the cabin an amazing experience we will definitely be doing again. Charlotte from Rochester (20 November 2015)
Peace, tranquility and the most beautiful location. The cottage is cosy , comfortable and you are very well looked after. We have already booked our next visit and can't wait to try the yoga sessions now offered Nita from North Devon (30 October 2015)
A superb week in an idyllic location. Lots of animals (deer, ponies, cows and pigs not forgetting the donkey), very few people and marvellous countryside. Mike from Tunbridge Wells (16 October 2015)
The cottage was warm and comfortable. Ideal for observing the wildlife. Carol from Selsdon, Surrey (09 October 2015)
A very warm welcome from the caretakers, who are friendly and approachable. . perfect location away from it all, peacefull, beautiful and a whole array of wildlife just outside the door. Plenty to explore close by and further afield. . it's a the perfect get away for anyone who wants to get closer to nature and enjoys a good walk. . both ourselves and our dog loved the whole experience. The cottage has all the basics you need at the end of a long day out and about, just as expected for a self-catering stay. . thank you. Kirsty from Lowestoft, Suffolk (02 October 2015)
Location superb, well equipped with very comfortable bed. Bed linen and towels good quality and clean but the rest of the place was grubby and could do with some tlc. Very helpful owner. Linda from Dereham (18 September 2015)
The location was magical and the host was superb. Fantastic views and sunset. Perfect access to beautiful new forest. Good pub within a few minutes walk. . however, the kitchen has almost no worktop space (only about 30cm between sink and oven) and the bathroom needs a big overhall as does the whole edge of the pool which is very uneven and a bit wobbly in places. The shower is not very powerful and there is mould where it is damp. . having a trampoline and a piano was a huge bonus. The garden is not secure and our dog escaped many times. The pool is ideally located for the cottage and the views from the sun loungers are wonderful. Simone from Diss (04 September 2015)
We enjoyed our stay so much we have already booked it again for next summer. Stuart from Carterton (24 July 2015)
We were led to believe you could step out into the new forrest. The land was boggy. There was stagnant water by the cottage. I went home with mosque to bites. the barbeque had never been cleaned. The outside furniture was broken and rotten. we left early. Edward from Brighton (17 July 2015)
The 'cottage' is a wooden building more of a hut than a cottage and the interior is very basic and not really suitable for 4 people or a family. There should be a welcome pack as the location is very far from a shop. You need to make sure you have everything you need with you as you will not want to venture out once you get there and find it!. however, the location is incredible and the owners and housekeeper were very friendly and helpful. This is a perfect place to get away from everything and enjoy the forest for a single person or a couple. Sally from Hertfordshire (26 June 2015)
A comfortable and cosy cottage in a stunning location. Welcoming owners and everything we needed for a wonderfully relaxing break Nita from Devon (15 June 2015)
Ideal location all year round. It look a little time to find the location on the 1st visit, but no subsequent problems finding the lodge. Walks short and long not too far away from the lodge. The pub is located within 3 minutes walk - very good beer and food - good value for money. Would stay at the lodge again. Paresh from Oxford (22 May 2015)
This location was perfect for us, as we like seclusion and beautiful surroundings. The cottage is basic but comfortable, with sufficient heating to keep us warm in january. We loved that you step out of the cottage straight into the open forest - perfect when you have dogs! the caretaker was very friendly and helpful. All in all a very nice experience - we will definitely go back. Susan from Sevenoaks (08 May 2015)
Brilliant. A truly great place - we will return. Simon from Clerkenwell (06 April 2015)
Delightful. From warm welcome to the cottage to the position in the new forest. David from Hayling Island (13 March 2015)
It was a lovely location, warm cosy cottage. No wifi which was advertised. It was my birthday and I couldn't get any messages unfortunately. Jackie from Dunstable Beds (16 February 2015)
It was so nice to walk straight out onto the forest with the dogs. The caretakers were very friendly and made us feel welcome. We will certainly go there again. Jill from London (21 January 2015)
We enjoyed a very comfortable christmas stay in this homely, cosy and warm cabin which is adjacent to the owner's home. In fact the cottage or "the cabana" has a lovely family feel and we feel sure that in the past it has seen some excellent (outdoor) pool parties and barbecues . in fact we had a few local friends over for lunch who felt the same,.the cottage has a very special atmosphere. Original and interesting artworks decorate the pine walls plus a very nice print of beaulieu road pony sales , where we enjoyed picking out various forest characters we know.the bed is as comfortable as our own. There are two sofas which double as beds. Also a mezzanine area accessed by ladder with 2 single beds. That would be a great adventure for older children. ample bed linen and towels were provided. If you are looking for total relaxation look no further, but be fair and do not expect a 4/5 star hotel standard. We have stayed in hotels before at christmas - cost about the same -but dockens water gave us a marvellous stay in wonderful natural surroundings. (night walks to see deer - some many stars as no light pollution- an abundance of bird life. ) the floors have carpet in the sofa areas, tile in others , and wooden in the bedroom - warm to the feet. For that reason I was able to relax as we have a small dog so his muddy paw marks could be mopped away. The weather was mild so whilst cooking he could play safely with ellie, the housekeeper's dog .the friendly communication from edward prior to our arrival, and our welcome by edward's daughter was much appreciated, as well as the christmas card and box of mince pies ! we loved the isolation of the cottage, surrounded by wildlife, great walking - an area of the forest previously unknown to us. For those needing reassurance the track which it was fine in our saloon car - and access to the cottage was safe over a wide footbridge and paved well lit area. A a trolley was provided for luggage if needed. The high corner inn is within walking distance - we cannot comment on the food though had a few walks up there for a pint. yes, the kitchen in the cottage is small as other comments indicate, but is well equipped and clean . I loved cooking in it and produced many lovely meals (i am reliably informed.) .any missing item or minor hiccup was dealt with instantly by the magnificent housekeeper, jane. We were given help when needed to use the dvd player and to get internet access. Mobile phone reception a bit patchy, but just round the corner by the pool and sauna is the best spot we found. A handyman, adrian was also summoned promptly if needed .a replacement cooker was provided on the 23rd december as the old one fused and was not felt trustworthy to cook what is after all the most important meal of the year. so we were looked after extremely well. Would love to come back when pool party season is in full swing . this cottage would be great for a family party of all ages or a couple. The housekeeper jane is worth her weight in gold. Nothing was too much trouble. Christine from Heptonstall (28 December 2014)
A lovely cottage in a beautiful location. Friendly and helpful people around to ensure all was well and that we were comfortable. Cottage had direct access to new forest and great walking options. Ideal for dogs too!. no doubt we'll be staying at the cottage at dockens water again (with our 4 legged friends!) Ann from Kent. (12 December 2014)
Absolutely stunning location, couldn't have wanted better. Immediate access to walks in the new forest, ponies, deer etc right outside your door. Accommodation basic, but as described, so no concerns there. More than made up for it by the view and location Anna from Cardiff (05 December 2014)
Comfortable, cosy cottage in an excellent location Confirmed Purchaser (28 November 2014)
It was a great get away from it break with great weather cottage was stunning where it was situated would recommend Robert from Torquay (21 November 2014)
The "cottage" is more akin to a wooden hut but this makes it no more attractive or fabulous. Its position is remote and the view from the verandah is fantastic - grassland, trees, distant hills, horses passing by :-) . the cottage is warm and comfortable - the mezzanine bedroom accessed via a ladder is a real bonus - there is also a more standard double bedroom off the living area for the faint hearted!! a great place for relaxing, entertaining and exploring the countryside. There is also an excellent pub - the high corner - within walking, cycling, driving distance. All the basics are provided and the cottage has a wonderful atmosphere but if you want 5* luxury then this is not for you. Satelite navigation is probably a good idea to locate the cottage as it is definitely "off the beaten track" a warm welcome from the owner, the dogs and resident horses awaits and there are excellent parking facilities, a sauna and outdoor swimming pool available. Jennie from Eastbourne (17 November 2014)
We loved our stay at the cottage, it was peaceful & relaxing. The bed was very comfortable & it was lovely & warm. We can't wait to visit again, our dogs had the best time ! Paula from London (23 October 2014)
An idyllic setting where you can get away from it all and a car can be forgotten about for a whole week. Lots of lovely walks with an abundance of wildlife, including finding a huge pig asleep in the bracken. The highlight was seeing, from the cottage, a stag in the heather on two occasions in the early morning. Confirmed Purchaser (17 October 2014)
Great location, friendly owners but the cottage is a bit tired could do with a re-fresh. Andy from Truro (03 October 2014)
Very plesent and helpful owner. kitchen needs overhaul . good location . no basic cleaning products provided. Very enjoyable stay. Avoid red shoot for food .very bad. Mike from Norfolk (26 September 2014)
Lovely location, beautiful scenery. Warm friendly welcome, only down side would be the washing machines in the utility room. Are pretty grim, the cottage could also do with that little bit of love in places, but all in all a really lovely place to stay. Liz from Kent (12 September 2014)
Lovely to stay there again second year in a row. Vry convenient location and the host is lovely. The housekeeper has been changed and this was a change in the right direction. Nina from London (29 August 2014)
Loved it !! thank you for a wonderful holiday. would love to stay again. Deborah from Leicestershire (15 August 2014)
Edward was the perfect host in a superb location. The pool is also a wonderful bonus. Iain from Shepperton (08 August 2014)
The people who own the cottage were fine & the location was great, but the cottage had totally inadequate storage and workable kitchen surface. The place is desperately in need of a cash investment to refurbish rotten wood frames etc. The shelf space was full of display ornaments ie. Jugs, teapots etc. Which were all sticky and dusty. A foul smell emitted from a gap in the flagstone kitchen floor. The microwave had toaster & electric kettle situated on its top due to lack of worktop area. The whole place was grubby and "smelly" it needs a vast clean up at least. Very disappointed with this accommodation. Vic from Colchester (25 July 2014)
We loved our visit to the cottage at dockens water. Our host was wonderful, very friendly and helpful, and the pool was a great addition! we had ponies and deer on our doorstep, and our dog was able to walk out off the porch with no lead! we would recommend it to a couple who really just want to get away from it all as it is quite isolated, with no phone signal, but we loved that! Ellie from West Sussex (14 July 2014)
The quiet situation and relaxed atmosphere at this rustic property suited us perfectly plus we had glorious weather. Wonderful walks from the door with our dogs and the decking to sit on morning and evening. It is rural so wildlife gets very close. A warm welcome from the charming owner and use of the lovely pool (and sauna if we had wanted). the chalet style cottage is quite private within the gardens with direct access over your own mini bridge to heath and woodland. Access on arrival is via a very rough track initially past the nearby popular pub but the lane to the house is fine. Lovely comfy bed in the bedroom. Hot water on demand. There were fresh flowers but a small welcome pack of some basic or local grocery items would have been nice. Mary from Torquay (19 May 2014)
I was upset by the lack of cleanliness at the cottage. Cobwebs throughout, tea stained mugs, dirty cutlery. We left early! although cottages sent me a voucher when I complained, so thank you. Louise from London (02 May 2014)
