The property is showing signs of wear and bathrooms have traces of mould and have an odour. the windows were grubby and needed a good clean. there was a piece of dog poo on the courtyard gravel. David (11 August 2017)

Great location great barn. Superb garden with fantastic lawn for safe family and pet fun. Could do with hose to fill paddling pool. We alternated days out with hanging out at the barn and having alfresco meals etc. The kitchen and living space whilst large, flow beautifully and seem homely as well. Every facility just five minutes drive but you feel like you are in the heart of the country. Carla and keith housekeeper and maintainence very helpful and friendly. Easy striking distance of the whole of the north norfolk coast. Really loved it. 9 for comfort as double in the 2nd bedroom was not as comfortable as the wooden frame ones in the main and twin. owner was also lovely when I spoke to her ahead of going. A great location for a relaxing holiday on the north norfolk coast. Everything you could need, very clean and comfortable with a great garden for our dog. kitchen fully equipped allowing us to cook meals in for the whole of our visit. experiencing all 4 seasons of weather in one week the barn is warm when needed but also able to open enough doors to experience the warmth of good weather and fully utilise the garden furniture. Lovely cottage which was very comfortable and clean, with a super garden. Our only complaints were a very complicated television set and a high step into the accommodation which was difficult for anyone with mobility problems. This was our first visit to partridge barn , albeit we have stayed in another barn on the same site before. . we like the area and find it centrally located for visiting norfolk. Yes it is on a main road, but the barn is located that far back that traffic noise is minimal and other than the odd motorcyclist trying to beat the land speed record , you don't hear much and when you're in the back garden you may as well be in the middle of the country. . the barn itself is nicely presented and well maintained with a modern yet rustic feel. . very early in our stay we suffered quite a frustrating problem with the property when we lost power. Without going into the whole boring story the local maintenance chap, keith and the owner , richard, were very helpful and we had the services of an electrician very quickly despite it being a saturday evening. Unfortunately it was found to be an break inn the mains coming into the barn and had to be referred to uk power networks . despite this a temporary fix was put in place and when we returned the next afternoon they had come out on a sunday , had dug up the garden and laid and new cable. . now clearly there was no way the owner could have predicated this and it was obvipusly outside of his control, but we were still taken care off and both he and keith were very helpful. I suspect they may have to renew their stocks of candles now though. . we very much enjoyed our stay at the barn (when we had power!!!) and would return. . the garden is large , and is great for the kids to run around in and is very private. There is a small track behind that leads to a couple of cottages but nothing that causes any disturbance. In fact we found it quite useful as my wife and I like to run and we could use this to get out to old wells road, which is nice and quite rather than having to go out onto the main road and the front. . there are a number of restaurants and bars locally that are very good. 2 are well within walking distance but again the main road would put me off doing that , especially with kids. Sculthorpe mill would be ok on a summer evening . the hourglass in sculthorpe is also very good but I would drive. we also enjoyed the crown and east rudham , the duck inn , stanhoe and for lovely fish and chips you cant go wrong with drifters in fakenham. . if I was going to be really picky the only things we found that could be improved on are to provide a washing basket and a couple of dishwasher tablets for when you first arrive. As I say that's being really picky and would not in any way stop us from going back, and if it did then I would have to question my sanity. Karl from Henlow (26 August 2016)

A well equipped rental with a large enclosed garden. the kitchen has plenty of glasses/plates etc, serving dishes, casseroles etc. It is spacious and well furnished. This was a return visit for us, we took our elderly mother who has some mobility problems, inside she had no problems but did struggle with access, the front step is very high and there is no step from the kitchen door into the garden making it a big drop down. Wifi has been installed and a new tv which we did not find particularly easy to use but then again we don't go on holiday to watch tv. We’ve had 2 one-week holidays in partridge barn this year and have been thoroughly impressed with the place in every respect. All of the crockery, equipment etc. Is excellent quality – you can tell that the owners haven’t skimped on anything. It has also been fully redecorated within the past few months. . . bit confused by shelly’s comment about the cot as our 2-year-old daughter slept in it and it was brilliant (the mattress was good quality and all of the wood was in good condition). the place itself and the garden are even bigger than it looks in the photos, which meant our daughters had loads to space to play and run about. Beautiful barn- my husband and I took our 7 month old for a 4 night break. There was a cot provided with some toys, and plenty of space for lounging as a family. . the photos of the barn cannot show how large a space it is!. . we enjoyed our stay, although if you plan to take a buggy you need to drive to use it as the location is secluded. Although this made it very peaceful :). . the owners and barn keepers were very helpful and friendly, and looked after us during our stay. . . the only thing we'd have liked was the tv to have been replaced - the pixels have gone and it needs replacing, as well as the remote having teeth marks in! . . a few of the fittings are now a little tatty, but I assume down to age asthma cleaning was spotless. . we would recommend anyone to stay at the barn, and we are looking to book out next trip! Normally, pictures make a place look bigger than it really is. In this case however, it turned out that the place was twice as big as I had thought! all of the rooms are beautifully furnished and of a good size. It is the nicest self-catering accommodation we have ever stayed in and we have booked to go back again this year. . we stayed for a week with our two little daughters (both under two years old) and we had a brilliant time. Our toddler loved how much space there was for her to run about, both inside and in the garden. A great range of toys are provided and the cot was excellent. . it is a really relaxing place to be, surrounded by fields with huge windows through which to enjoy the view (which also makes the barn feel really light and airy). because it is tucked away, we enjoyed a great sense of privacy. . the kitchen is exceptionally well-equipped and no corners have been cut in terms of appliances, crockery and utensils. . . excellent wi-fi too! book it! Partridge barn is lovely, finished to a very high standard. It has a big wow factor from the moment you walk in, the bedrooms are a good size, the lounge and dining area are very large and accommodate a larger party easily. The kitchen is very well fitted with everything you need, plenty of pots, pans and crockery. My only critics my would be the cooker, the hob seems difficult to maintain a low / simmer setting. . I really enjoyed my holiday in partridge barn and would definately go back, it is in a great location to explore the north norfolk coast and has lovely views accross open fields to the rear. We really like the barn (this is our second visit) but we feel it is beginning to look a little tired now and needs to replace crockery etc. the tv and dvd did not work at all, in spite of following all the instructions. shower screens were not as clean as expected. the location is great for touring the area though and we would recommend it to friends. Beautiful barn with large enclosed garden, absolutely loved it! the welcome gifts were a nice touch. as it's dog friendly I feel the text about it should include notes to the effect that you cannot walk dogs off lead nearby and a map of where you can walk them on the lead left at the property as we were told off for walking on lead too! that said, the garden was big enough for our 2 large dogs to run around before we took them to the beach in the car. A hose outside would be useful so the dogs can be cleaned before going inside, especially in winter. The house is beautiful and in a great location. The owners have gone to a lot of trouble to think of lots of helpful little things too. What let it down for us was the tumble drier didn't work which was not helpful on damp days. There were several external doors that wouldn't open, the tv didn't receive bbc stations and the bathroom was a bit whiffy. Also no wifi. Nothing major but it took the gloss off. We really enjoyed staying at partridge barn and north norfolk in general. we would like to return to both! the location of the barn made travelling to all the places we wanted to see so easy. our little king charles, monty, loved the garden and we felt he was so secure with the fencing and gates in place. there are so many places to see within such easy distance. the barn was very spacious and we loved the paintings etc. - just like home from home. . we would suggest the only improvement - the oven and microwave/oven are a bit complex for a holiday let, but look great! can we come again next year? A great place to stay. A beautiful modern barn with lovely fixtures and fittings and lots of toys for the kids.
